**ATTENTION**
Read this preface before proceeding to the report
This inspection was performed in accordance with the "Standards of Practice and Code of Ethics" of the National Association of Home Inspectors (NAHI) and The State of Maryland.
Prior to the beginning of the home inspection on the above listed property, you were given some papers. They included an “Inspection Agreement / Contract for Services” and “Maryland State Mandated Statements and List of Credentials” The exclusions that apply to this home inspection are covered in those documents. I don’t like to clog up inspection reports with legal language. If you are concerned about exclusions, limitations and the like, please refer to those documents.
The layout of this inspection report will be as follows:
In each category, I will list information as required by the Standards of Practices (SOP) of the State of Maryland and The National Association of Home Inspectors (NAHI). Material makeup of certain items as required by SOP will be listed. In addition there will be other information listed that I believe is important. There will be pictures embedded in the report to highlight and help explain problems. Not every problem that I explain will have a picture with it so read everything. The information I list may include a recommendation to hire specific qualified professionals to fix or further investigate problems. *** When I say “hire a plumber, electrician, carpenter, roofer or whoever”, I mean for those persons to be licensed, qualified and competent. ***
This inspection is not intended to scrutinize cosmetic aspects of the subject property. This report is intended to provide information as required by SOP and other information related to problems or concerns regarding the subject property. There may also be other things listed for informational purposes. This means that I don’t necessarily report such things as problems or defects, but that I make observations that I believe may be important for you to understand. Once more, I will be focusing on SOP required information and information regarding other visible problems. If information on certain items is not listed, that means that it is either not required by SOP or that there were no problems noted regarding such items.
There are various types of information within this report. You may find that some parts are more important to you than others. I suggest that you print a copy of the report and grab a highlighter pen. Then, carefully read the entire report while highlighting the parts that matter to you. This will help you find things quickly when you need to refer back later.
My goal in this report is to provide you with useful and easy to understand information about the subject property. If I have not succeeded in doing this, please do not hesitate to contact me so that I can clarify and help you with any questions that you may have.
