WITNESSETH:

WHEREAS,Landlordisthefeeownerofcertainrealpropertybeing,lyingandsituatedin

WHEREAS,LandlordisdesirousofleasingthePremisestoTenantuponthetermsandconditionsascontainedherein;and
WHEREAS,TenantisdesirousofleasingthePremisesfromLandlordonthetermsandconditionsascontainedherein;
NOW,THEREFORE,forandinconsiderationofthesumofTENDOLLARS($10.00),thecovenantsandobligationscontainedhereinandothergoodandvaluableconsideration,thereceiptandsufficiencyofwhichisherebyacknowledged,thepartiesheretoherebyagreeasfollows:
1.TERM. LandlordleasestoTenantandTenantleasesfromLandlordtheabovedescribedPremisestogetherwith
anyandallappurtenancesthereto,foratermof

3.DAMAGEDEPOSIT.UponthedueexecutionofthisAgreement,TenantshalldepositwithLandlordthesumof

whichisherebyacknowledgedbyLandlord,assecurityforanydamagecausedtothePremisesduringthetermhereof.SuchdepositshallbereturnedtoTenant,withoutinterest,andlessanysetofffordamagestothePremisesupontheterminationofthisAgreement.
4.USEOFPREMISES. ThePremisesshallbeusedandoccupiedbyTenantandTenant'simmediatefamily,
consistingof
,exclusively,asaprivate
singlefamilydwelling,andnopartofthePremisesshallbeusedatanytimeduringthetermofthisAgreementbyTenantforthepurposeofcarryingonanybusiness,profession,ortradeofanykind,orforanypurposeotherthanasaprivatesinglefamilydwelling. Tenantshallnotallowanyotherperson,otherthanTenant'simmediatefamilyortransientrelativesandfriendswhoareguestsofTenant,touseoroccupythePremiseswithoutfirstobtaining
anyandallgovernmentalorquasi-governmentalauthoritiesaffectingthecleanliness,use,occupancyand
preservationofthePremises.
5.CONDITIONOFPREMISES. Tenantstipulates,representsandwarrantsthatTenanthasexaminedthePremises,andthattheyareatthetimeofthisLeaseingoodorder,repair,andinasafe,cleanandtenantablecondition.
6.ASSIGNMENTANDSUB-LETTING. TenantshallnotassignthisAgreement,orsub-letorgrantanylicensetousethePremisesoranypartthereofwithoutthepriorwrittenconsentofLandlord.AconsentbyLandlordtoonesuchassignment,sub-lettingorlicenseshallnotbedeemedtobeaconsenttoanysubsequentassignment,sub-lettingorlicense. Anassignment,sub-lettingorlicensewithoutthepriorwrittenconsentofLandlordoranassignmentorsub-lettingbyoperationoflawshallbeabsolutelynullandvoidandshall,atLandlord'soption,terminatethisAgreement.
7.ALTERATIONSANDIMPROVEMENTS. Tenantshallmakenoalterationstothebuildingsorimprovements
onthePremisesorconstructanybuildingormakeanyotherimprovementsonthePremiseswithoutthepriorwrittenconsentofLandlord.Anyandallalterations,changes,and/orimprovementsbuilt,constructedorplacedonthePremisesbyTenantshall,unlessotherwiseprovidedbywrittenagreementbetweenLandlordandTenant,beandbecomethepropertyofLandlordandremainonthePremisesattheexpirationorearlierterminationofthisAgreement.
8.NON-DELIVERYOFPOSSESSION. IntheeventLandlordcannotdeliverpossessionofthePremisestoTenantuponthecommencementoftheLeaseterm,throughnofaultofLandlordoritsagents,thenLandlordoritsagentsshallhavenoliability,buttherentalhereinprovidedshallabateuntilpossessionisgiven.Landlordoritsagentsshallhavethirty(30)daysinwhichtogivepossession,andifpossessionistenderedwithinsuchtime,TenantagreestoacceptthedemisedPremisesandpaytherentalhereinprovidedfromthatdate. Intheeventpossessioncannotbedeliveredwithinsuchtime,throughnofaultofLandlordoritsagents,thenthisAgreementandallrightshereundershallterminate.
9.HAZARDOUSMATERIALS. TenantshallnotkeeponthePremisesanyitemofadangerous,flammableorexplosivecharacterthatmightunreasonablyincreasethedangeroffireorexplosiononthePremisesorthatmightbeconsideredhazardousorextrahazardousbyanyresponsibleinsurancecompany.
10. UTILITIES.Tenantshallberesponsibleforarrangingforandpayingforallutilityservicesrequiredonthe
Premises.
11. MAINTENANCEANDREPAIR;RULES. Tenantwill,atitssoleexpense,keepandmaintainthePremisesandappurtenancesingoodandsanitaryconditionandrepairduringthetermofthisAgreementandanyrenewalthereof.Withoutlimitingthegeneralityoftheforegoing,Tenantshall:
(a) Notobstructthedriveways,sidewalks,courts,entryways,stairsand/orhalls,whichshallbeusedforthepurposesofingressandegressonly;
(b) Keepallwindows,glass,windowcoverings,doors,locksandhardwareingood,cleanorderandrepair;
(c) Notobstructorcoverthewindowsordoors;
(d) Notleavewindowsordoorsinanopenpositionduringanyinclementweather;
(e) Nothanganylaundry,clothing,sheets,etc.fromanywindow,rail,porchorbalconynorairordryanyofsamewithinanyyardareaorspace;
thepriorwrittenconsentofLandlord;
(g) Keepallairconditioningfilterscleanandfreefromdirt;
(h) Keepalllavatories,sinks,toilets,andallotherwaterandplumbingapparatusingoodorderandrepairandshallusesameonlyforthepurposesforwhichtheywereconstructed. Tenantshallnotallowanysweepings,rubbish,sand,rags,ashesorothersubstancestobethrownordepositedtherein. AnydamagetoanysuchapparatusandthecostofclearingstoppedplumbingresultingfrommisuseshallbebornebyTenant;
(i)AndTenant'sfamilyandguestsshallatalltimesmaintainorderinthePremisesandatallplacesonthePremises,andshallnotmakeorpermitanyloudorimpropernoises,orotherwisedisturbotherresidents;
(j)Keepallradios,televisionsets,stereos,phonographs,etc.,turneddowntoalevelofsoundthatdoesnotannoyorinterferewithotherresidents;
(k) Depositalltrash,garbage,rubbishorrefuseinthelocationsprovidedthereforandshallnotallowanytrash,garbage,rubbishorrefusetobedepositedorpermittedtostandontheexteriorofanybuildingorwithinthecommonelements;
(l)AbidebyandbeboundbyanyandallrulesandregulationsaffectingthePremisesorthecommonareaappurtenanttheretowhichmaybeadoptedorpromulgatedbytheCondominiumorHomeowners'Associationhavingcontroloverthem.
12. DAMAGETOPREMISES.IntheeventthePremisesaredestroyedorrenderedwhollyuntenantablebyfire,storm,earthquake,orothercasualtynotcausedbythenegligenceofTenant,thisAgreementshallterminatefromsuchtimeexceptforthepurposeofenforcingrightsthatmayhavethenaccruedhereunder. TherentalprovidedforhereinshallthenbeaccountedforbyandbetweenLandlordandTenantuptothetimeofsuchinjuryordestructionofthePremises,TenantpayingrentalsuptosuchdateandLandlordrefundingrentalscollectedbeyondsuchdate.ShouldaportionofthePremisestherebyberendereduntenantable,theLandlordshallhavetheoptionofeitherrepairingsuchinjuredordamagedportionorterminatingthisLease. IntheeventthatLandlordexercisesitsrighttorepairsuchuntenantableportion,therentalshallabateintheproportionthattheinjuredpartsbearstothewholePremises,andsuchpartsoinjuredshallberestoredbyLandlordasspeedilyaspracticable,afterwhichthefullrentshallrecommenceandtheAgreementcontinueaccordingtoitsterms.
13. INSPECTIONOFPREMISES.LandlordandLandlord'sagentsshallhavetherightatallreasonabletimesduringthetermofthisAgreementandanyrenewalthereoftoenterthePremisesforthepurposeofinspectingthePremisesandallbuildingsandimprovementsthereon.Andforthepurposesofmakinganyrepairs,additionsoralterationsasmaybedeemedappropriatebyLandlordforthepreservationofthePremisesorthebuilding.LandlordanditsagentsshallfurtherhavetherighttoexhibitthePremisesandtodisplaytheusual"forsale","forrent"or"vacancy"signsonthePremisesatanytimewithinforty-five(45)daysbeforetheexpirationofthisLease. Therightofentry
shalllikewiseexistforthepurposeofremovingplacards,signs,fixtures,alterationsoradditions,butdonotconformtothisAgreementortoanyrestrictions,rulesorregulationsaffectingthePremises.
14. SUBORDINATIONOFLEASE.ThisAgreementandTenant'sinteresthereunderareandshallbesubordinate,juniorandinferiortoanyandallmortgages,liensorencumbrancesnoworhereafterplacedonthePremisesbyLandlord,alladvancesmadeunderanysuchmortgages,liensorencumbrances(including,butnotlimitedto,future
advances),theinterestpayableonsuchmortgages,liensorencumbrancesandanyandallrenewals,extensionsormodificationsofsuchmortgages,liensorencumbrances.
15. TENANT'SHOLDOVER.IfTenantremainsinpossessionofthePremiseswiththeconsentofLandlordafterthenaturalexpirationofthisAgreement,anewtenancyfrommonth-to-monthshallbecreatedbetweenLandlordandTenantwhichshallbesubjecttoallofthetermsandconditionshereofexceptthatrentshallthenbedueandowing

monthandexceptthatsuchtenancyshallbeterminableuponfifteen(15)dayswrittennoticeservedbyeitherparty.
16. SURRENDEROFPREMISES. Upontheexpirationofthetermhereof,TenantshallsurrenderthePremisesinasgoodastateandconditionastheywereatthecommencementofthisAgreement,reasonableuseandwearandtearthereofanddamagesbytheelementsexcepted.
17. ANIMALS. Tenantshallbeentitledtokeepnomorethan
()domesticdogs,catsorbirds;however,at
suchtimeasTenantshallactuallykeepanysuchanimalonthePremises,TenantshallpaytoLandlordapetdeposit

shallbenon-refundableandshallbeusedupontheterminationorexpirationofthisAgreementforthepurposesofcleaningthecarpetsofthebuilding.
18. QUIETENJOYMENT. Tenant,uponpaymentofallofthesumsreferredtohereinasbeingpayablebyTenantandTenant'sperformanceofallTenant'sagreementscontainedhereinandTenant'sobservanceofallrulesandregulations,shallandmaypeacefullyandquietlyhave,holdandenjoysaidPremisesforthetermhereof.
19. INDEMNIFICATION. LandlordshallnotbeliableforanydamageorinjuryofortotheTenant,Tenant'sfamily,guests,invitees,agentsoremployeesortoanypersonenteringthePremisesorthebuildingofwhichthePremises
areapartortogoodsorequipment,orinthestructureorequipmentofthestructureofwhichthePremisesareapart,andTenantherebyagreestoindemnify,defendandholdLandlordharmlessfromanyandallclaimsorassertionsofeverykindandnature.
20. DEFAULT. IfTenantfailstocomplywithanyofthematerialprovisionsofthisAgreement,otherthanthecovenanttopayrent,orofanypresentrulesandregulationsoranythatmaybehereafterprescribedbyLandlord,ormateriallyfailstocomplywithanydutiesimposedonTenantbystatute,withinseven(7)daysafterdeliveryofwrittennoticebyLandlordspecifyingthenon-complianceandindicatingtheintentionofLandlordtoterminatetheLeasebyreasonthereof,LandlordmayterminatethisAgreement. IfTenantfailstopayrentwhendueandthedefaultcontinuesforseven(7)daysthereafter,Landlordmay,atLandlord'soption,declaretheentirebalanceofrentpayablehereundertobeimmediatelydueandpayableandmayexerciseanyandallrightsandremediesavailabletoLandlordatlaworinequityormayimmediatelyterminatethisAgreement.
21. LATECHARGE. IntheeventthatanypaymentrequiredtobepaidbyTenanthereunderisnotmadewithinthree
(3)daysofwhendue,TenantshallpaytoLandlord,inadditiontosuchpaymentorotherchargesduehereunder,a
"latefee"intheamountof

22. ABANDONMENT.IfatanytimeduringthetermofthisAgreementTenantabandonsthePremisesoranypartthereof,Landlordmay,atLandlord'soption,obtainpossessionofthePremisesinthemannerprovidedbylaw,andwithoutbecomingliabletoTenantfordamagesorforanypaymentofanykindwhatever. Landlordmay,atLandlord'sdiscretion,asagentforTenant,reletthePremises,oranypartthereof,forthewholeoranypartthereof,forthewholeoranypartofthethenunexpiredterm,andmayreceiveandcollectallrentpayablebyvirtueofsuchreletting,and,atLandlord'soption,holdTenantliableforanydifferencebetweentherentthatwouldhavebeenpayableunderthisAgreementduringthebalanceoftheunexpiredterm,ifthisAgreementhadcontinuedinforce,andthenetrentforsuchperiodrealizedbyLandlordbymeansofsuchreletting. IfLandlord'srightofreentryisexercisedfollowingabandonmentofthePremisesbyTenant,thenLandlordshallconsideranypersonalpropertybelongingtoTenantandleftonthePremisestoalsohavebeenabandoned,inwhichcaseLandlordmaydisposeof
allsuchpersonalpropertyinanymannerLandlordshalldeemproperandLandlordisherebyrelievedofallliabilityfordoingso.
23. ATTORNEYS'FEES.ShoulditbecomenecessaryforLandlordtoemployanattorneytoenforceanyoftheconditionsorcovenantshereof,includingthecollectionofrentalsorgainingpossessionofthePremises,Tenantagreestopayallexpensessoincurred,includingareasonableattorneys'fee.
24. RECORDINGOFAGREEMENT. TenantshallnotrecordthisAgreementonthePublicRecordsofanypublicoffice. IntheeventthatTenantshallrecordthisAgreement,thisAgreementshall,atLandlord'soption,terminateimmediatelyandLandlordshallbeentitledtoallrightsandremediesthatithasatlaworinequity.
25. GOVERNINGLAW. ThisAgreementshallbegoverned,construedandinterpretedby,throughandunderthe
LawsoftheStateofColorado.
26. SEVERABILITY. IfanyprovisionofthisAgreementortheapplicationthereofshall,foranyreasonandtoanyextent,beinvalidorunenforceable,neithertheremainderofthisAgreementnortheapplicationoftheprovisiontootherpersons,entitiesorcircumstancesshallbeaffectedthereby,butinsteadshallbeenforcedtothemaximumextentpermittedbylaw.
27. BINDINGEFFECT. Thecovenants,obligationsandconditionshereincontainedshallbebindingonandinuretothebenefitoftheheirs,legalrepresentatives,andassignsofthepartieshereto.
28. DESCRIPTIVEHEADINGS. ThedescriptiveheadingsusedhereinareforconvenienceofreferenceonlyandtheyarenotintendedtohaveanyeffectwhatsoeverindeterminingtherightsorobligationsoftheLandlordorTenant.
29. CONSTRUCTION. Thepronounsusedhereinshallinclude,whereappropriate,eithergenderorboth,singularandplural.
30. NON-WAIVER. Noindulgence,waiver,electionornon-electionbyLandlordunderthisAgreementshallaffect
Tenant'sdutiesandliabilitieshereunder.
31. MODIFICATION. ThepartiesherebyagreethatthisdocumentcontainstheentireagreementbetweenthepartiesandthisAgreementshallnotbemodified,changed,alteredoramendedinanywayexceptthroughawrittenamendmentsignedbyallofthepartieshereto.
32. NOTICE. AnynoticerequiredorpermittedunderthisLeaseorunderstatelawshallbedeemedsufficientlygivenorservedifsentbyUnitedStatescertifiedmail,returnreceiptrequested,addressedasfollows:
