The purpose of these rules and regulations is to enhance the environment of this manufactured home community and make residency here a more enjoyable experience for all.
1. REGISTRATION - LICENSE
A standard registration form must be completed for each Resident. It is required by law that management keeps a current, permanent record of all occupants within the community. ANY GUEST OF MORE THAN TWO WEEKS IS REQUIRED TO REGISTER.
2. DEPOSIT REQUIRED & USES
A deposit equal to one month's rent is required before an application can be accepted and a lot reserved. The deposit will remain with the management and will be refunded upon termination of tenancy, as long as there is no damage to the lot, parking pad.
A thirty day written notice given on or before the 1st of the month is required before a Resident can move out. No manufactured home shall be moved onto or off a lot without permission and supervision of management. Your lot must be cleaned up within 48 hours after your home has moved off the lot. Failure to follow these guidelines will result in a forfeited lot deposit.
3. LOT MAINTENANCE AND IMPROVEMENT
A. Maintenance: Residents are responsible for the maintenance of their lots and those portions of common area including roadways that lie within the extension of the lot lines. Such lot and portion of common areas must be kept in a clean and sanitary condition.
Each resident must keep his lawn watered, cut, and trimmed and must make arrangements to have his yard cared for when he is on vacation or away from the premises for extended periods of time. Each home must have an outside water faucet. Shrubs and trees must be watered and cared for as instructed by management. Residents will be charged for damage to bushes and lawns due to negligence or carelessness. If lawn work is neglected, management will hire it to be done and charge the resident. Management will plow snow from community streets. All vehicles parked on community streets during snow removal periods, will be towed without notice at the owners expense. RESIDENTS MUST KEEP THEIR SIDEWALKS AND DRIVEWAYS CLEAR OF DIRT AND SNOW.
B. Improvements and Alterations: Improvements and alterations to the lot can make this manufactured home Community a more beautiful and desirable place to live. Nevertheless, to protect mechanical and utility installations and to maintain appearance, no improvement or alteration to the lot or manufactured home exterior can be made without the prior consent of management. Furthermore, if required, municipal (building) permits must be obtained from the proper authorities by the resident. Any improvement such as tree or bush installation must be considered an attachment to the lot and left on the lot if Resident moves. Management may request the removal of landscaping at the Residents expense and at management's discretion.
ANY HOME OLDER THAN 3 YEARS MUST BE INSPECTED BY THE MANAGEMENT BEFORE A LOT CAN BE RENTED.
4. MOBILE HOME EXTERIOR IMPROVEMENTS
In order to assure that the manufactured homes in this community are harmonious with other homes, residents shall not stain or paint the exterior of the homes or amenities or make any alterations or replace the home with another manufactured home without first obtaining prior approval of management. Management has the right and obligation to require a resident to make repairs, remodel, paint or stain their home or amenities, including siding, skirting and decks when they are in need of repairs or upgrading. Skirting must be approved by management before work is started. You must obtain a building permit when building or moving a deck, storage shed or garage on your lot.
No placing of plastic on the outside of windows, doors, or skirting.
5. COMMON AREAS
All common areas are under and subject to the exclusive control of the management company.
6. UTILITIES AND SERVICES
A. Sewer and Water: In all cases, including where management makes the initial connection of sewer and water, the resident is thereafter responsible for clean, tight connections. The management company is responsible only for water and sewer mains. Sewer lines from the home to the street are the responsibility of the Resident. Management reserves the right to inspect the water and sewer connections.
B. Blocking and Anchoring of Homes: Blocking the home for stability and hook up to sewer, water, electric, gas, telephone and maintenance of such service is the responsibility of the manufactured home owner (resident). All homes must be tied down.
C. Heat Tapes: Each resident is responsible for seeing whether or not his heat tape is in working order and making sure it is plugged in when necessary. Only UL approved heat tape shall be allowed in the Community.
D. Electricity and Gas: Electricity and gas are metered to each lot. Resident agrees to be responsible for the utilities listed below.

F. Garbage: GARBAGE & RECYCLING pick up is ______on ______and should be placed curbside between the hours of ______and ______on the morning of pick up.
G. Conserve on water: Waste of water will only cause lot rent to increase. Use as much as you need but no more than you need. All Residents must follow city watering restrictions.
H. Storm Shelters: DO NOT BRING YOUR PET TO THE STORM SHELTER.
7. VEHICLES - TRAFFIC CONTROL
A. Motor Vehicles: All motor vehicles in the community must have current license plates, be in operable condition, have a proper muffler system, not leak oil or other fluids, and be in generally good appearance and condition. Management reserves the right to prohibit a resident's or guest's motor vehicle from remaining in the manufactured home community if it feels the vehicle does not comply with management's standards. All vehicles unlicensed, inoperable, or leaking fluids excessively are subject to towing without notice and at the owners expense.
B. Parking : Two vehicles are permitted for each lot. Vehicles, campers (including toppers), boats, trailers, motorcycles, etc. Parked on lawn areas will be subject to immediate towing. On street parking for park residents is prohibited. Damage caused by parking more than two vehicles will be charged to the resident.
C. Repairing of Motor Vehicles: No repair of any kind or overhauling of motor vehicles and changing oil in motor vehicles will be permitted in the Community. Vehicles up on blocks, jacks stands, or left inoperable are subject to towing without notice and at the owners expense.
D. Types: Only Resident-owned motorcycles can be used within the Community as long as they conform to all vehicle regulations and speed limits and are used for ingress and egress only. Any vehicle used for employment other than cars must be approved by the management before they can be brought into the Park. No trucks over 8,000 lb.. C.W. or tractors are to be driven or parked on Community streets.
E. Bicycles and Tricycles: Trikes must be kept off the streets. Bicycles shall stay to the right side of the road and observe all signs. Bicycles must stay off the grass in all parts of the Community.
F. Speed: It is unlawful for any vehicle to travel at a rate of speed in excess of ______miles per hour within the confines of this Community, slower rate of speed is required in all parts of the Community.
G. Snowmobiles: No snowmobiles will be allowed to operate in the residential areas of the Park. Snowmobiles shall be brought into residential section on trailers only. No storing of snowmobiles in residential section.
H. Delivery of goods: Solicitors, distributors of printed materials, vendors and peddlers are not permitted in this Community unless they have written permission of the management. Report anyone without a permit slip to the office.
8. MISCELLANEOUS
A. Children: Children must play in designated areas and not in the streets or mailrooms. Parents are responsible for their children's whereabouts and actions, and are subject to eviction if management feels parents cannot or will not control their children.
B. Pets: Dogs and cats will be allowed on a restricted bases and with the prior approval of management. A ______fee will be left with management as a non-refundable damage deposit. Management reserves the right to withdraw such privileges if it deems it necessary. Resident is responsible for all damages to shrubs and lawn due to the pet. Resident understands management has a obligation to the entire community; hence, resident must accept without dispute management's decision on any pet. Management reserves the right to evict any pet deemed undesirable. Failure to register a pet with the Park and the city of ______will result in termination of your lease.
C. Fire Extinguishers: Each resident must obtain and keep on his premises a fire extinguisher of a type approved by the State Fire Marshal which is both filled and otherwise operational.
D. Sale of Home: Neat, small, "For Sale" signs are allowed in the window of homes. Manufactured home spaces are non-transferable. Resident must present a written notification to management before a home is advertised for sale. No home shall be sold on the lot until the prospective buyer is interviewed and accepted prior to the sale.
E. Guests: Guests are welcome. However, they are under the same general regulation of conduct and motor vehicles as are residents. Residents are responsible for informing their guests of our regulations. CHILDREN FROM OUTSIDE THE PARK ARE NOT PERMITTED IN THE PARK WITHOUT THEIR PARENTS OR UNLESS UNDER DIRECT SUPERVISION OF AN ADULT TENANT.
F. Theft or Vandalism: Report to Police and Management all suspicious actions of theft or vandalism you experience. Anyone involved in vandalism to Community property is subject to immediate eviction.
G. Unlawful Acts: Residents shall refrain at all times from any use of their manufactured home and lot which violates any law or ordinance of the State or community or which in the opinion of the management affronts the dignity or the common morality of the community. DRUG FREE HOUSING: The Residents, visitors of the household shall not engage in, permit or facilitate criminal activity on or near the premises, including, but not limited to violent criminal activity or drug-related activity. "Violent Criminal Activity" means any felonious criminal activity that has one of its elements the use, attempted use, or threatened use of, physical force against the person or property of another. "Drug Related Criminal Activity" means the illegal manufacture, sale distribution, or use, or possession of intent to manufacture, sell, distribute or use, of a controlled substance.
H. Street Addresses: Street address numbers are to be clearly posted at each manufactured home. To insure prompt package postal delivery, police and fire protection, and ambulance service, be sure numbers are easily visible.
I. Recreation Facilities: Recreation facilities are for the exclusive use of Residents and their guests. Equipment and facilities are at their disposal and will be used at their own risk. Any children seen doing damage to the recreation area are grounds for eviction.
J. Responsibility: The management or owners of the Community are not responsible for loss due to fire, theft, or accident on Community property, or in Community buildings.
K. To Guarantee Convenience, Privacy, Comfort, and Safety : It is the purpose and intent of this manufactured home Community to guarantee freedom from drunkenness, immoral practices or any excessive noise causing disturbances on the grounds. Disturbing noises caused by loud radios, hi-fi's, motorcycles, or television will not be tolerated at any time. Many of your neighbors work nights and deserve peace and quiet during the day, just the same as most people have the right to sleep during the night. No car horns at any time.
L. Air Conditioners: Window type air conditioners must be supported by either metal straps or brackets and attached to the home. NO STANDS THAT SUPPORT FROM THE GROUND UP.
9. SUBLETTING
We do not allow individuals to rent out their homes within the Community.
10. REVISIONS OF RULES AND REGULATIONS.
The management may revise and amend these rules and regulations from time to time. Such revised rules and regulations will be given to each manufactured home address and copies will be posted in the mailrooms for 60 days after going into effect.
LOT RENT IS DUE ON THE 1ST OF EACH MONTH AND CONSIDERED PAST DUE AFTER THE 5TH OF EACH MONTH.
