PK Management, LLC – Energy Conservation Project 2010 “People Save Energy – Doing the right thing, using the right products”

PK Management, LLC owns/manages 107 affordable housing properties, nearing 13,000 units, covering 15 states all of which proudly participate in an invigorating ‘Go Green’ campaign that is based upon Energy Star products and best practices for energy conservation. Every apartment community that PKM purchases starts with a comprehensive energy audit that is then used to design individual energy reduction and retrofit plans for each building. The most interesting and unique aspect of PKM’s energy reduction plan is the fact that these plans follow a hybrid model. The hybrid model means that there are three considerations for the plan: economic consideration (long-term cost savings); customer satisfaction and participation (residents); energy conservation.

Each affordable housing complex must have a plan with a timeline in place to install:

  • Energy Star lighting installation in all common areas
  • Front Load Energy Star Washing Machines
  • Low-flow showerheads in all apartments
  • Motion sensors/timers on all outdoor lighting
  • Low-Flow toilets
  • Energy Star office equipment
  • Energy efficient Boilers
  • Energy efficient Hot Water Tanks
  • Sealed plumbing stacks
  • Energy Star high performance windows
  • Green cleaning products
  • On-site recycling
  • Energy Star commercial kitchen equipment

Additionally, the residents are educated on energy conservation. An ‘Empowering Residents’ program is in place to teach residents how to conserve energy. Educational materials and presentations are part of this dynamic program. Paper, aluminum and ink cartridge recycling programs are also in place. Residents participate in these programs which are revenue generating whereby the monies earned for recycling are used to host events for the residents.
