MAIN PURPOSE OF THE JOB - Summary of the main reason why this job exists.

To supervise a project from acceptance to completion. To meet the demands of production, profitability, safety, quality and to manage sub-contractors to ensure that pre-set completion targets are met. To promote a harmonious working relationship between the project team and the Client’s representatives.

DUTIES - The fundamental tasks of the job are:-

·  Liaise with the clients and design team, head office suppliers and contractors.

·  Ensure that no work commences on site until Robertson Group Health and Safety policy and the relevant construction phase plan is in place.

·  Ensure that the development is tidy and well presented throughout the construction process.

·  Work closely with the Company’s Project Quantity Surveyor, providing the necessary input to allow the Quantity Surveyor to report on the current and projected financial status of the project.

·  To develop in conjunction with the construction director the main logic of the works programme and to report progress into head office on a weekly basis to allow this information to be captured on sitestream.

·  To ensure Method Statements and Risk Assessments have been vetted for each appointed sub-contractor and ensure construction phase plan for the development is in place and is being kept updated to ensure compliance with the with CDM Regulations as per Robertson Partnership Homes duties as Principal Contractor.

·  Provide leadership and support to site supervisors, management trainees and support staff, sub-contractors and suppliers.

·  In conjunction with the commercial department source labour and maintain high productivity to ensure the programme requirements are being met in full.

·  Expedite materials and information release from design team.

·  Day to day planning of operations and problem solving.

·  Check and correct time sheets and allocation sheets.

·  Comply with the requirements of the Company’s Quality Procedure and Manual.

·  Attend meetings as required at the site and area offices.

·  Hold, chair and minute sub-contractor meetings.

·  Prepare reports for site meeting with design team and attend same.

·  Answer correspondence relative to the project as directed by your superior.

·  Report contractual risk situations to your superior.

·  Ensure all breaches of Health and Safety are dealt with in line with the Robertson Partnership Homes safety policy.

·  Supervise the quality of the works and hand over a snag free building.

·  Ensure all snagging and post entry snagging is completed on time and that Robertson Homes customer care department are kept updated on a weekly basis.

·  Ensure Robertson Group Environmental Policy is being fully adhered to at all times.

·  To ensure that Robertson Partnership Homes are meeting and exceeding the clients Key Performance Indicators.

·  All other duties as assigned to effectively carry out your role.

AUTHORITY – the job holder’s authority is:

·  Agree programmes with sub-contractors

·  Approve choice of sub-contractors with Project Surveyor and Construction Manager

·  Take decisions on how best to carry out various sections of work liasing with all relevant parties.

Internal: Construction Manager, Surveyor,Customer Care Dept,Technical Department, Site Supervisors, All site labour, Sales staff, Health & Safety Officer.

External: Clients, Design Team, Statutory Authorities.

EMPLOYEES REPORTING TO THIS POSITION:

Site Manager, Assistant Site Manager, General Operatives, Sub-Contractors.

QUALIFICATIONS/RELEVANT INDUSTRIAL EXPERIENCE REQUIRED:

·  SMSTS Trained in Health and Safety

·  CSCS Qualified

·  First Aid Trained

·  Scaffold Inspection Training

·  Previous Managerial experience in Construction Housing Sector

·  Ability to communicate with employees and direct labour

·  Ability to convey necessary information to sub-contractors and clients.
