MINUTES

GUEST SPEAKERS:

Watermark Residential; Jesse Houghtalen gave a presentation outlining the proposed apartment complex of 304 units with a rental range of 14 to 1900. Per month on Federal Hiway adjacent to waterlily Pl. homes. They are still in the early stages and have not applied to the City of Stuart as yet. Information on file.

FP&L; Michael Meier presented various programs to change street lighting to LEDs. Programs consisted of lights of different lumens, light fixtures only, light & pole combinations.

He also sited power cost savings and a no HOA cash outlay for the conversation.

BOD is strongly in favor and a motion by Bill and 2nd by Dennis that FP&L will send details (Done) to the Board to review and appoint a committee examine and report to the Board at or before the February 15th meeting for their review and decision. Motion called by Karl; None opposed, all in favor. Motion carried. Information on file.

CALL TO ORDER:

The meeting was called to order by the President Karl Chalupa at 6:06 PM

in the Advantage Property Management offices.

Guest speakers gave their presentations.

APPROVAL OF MINUTES:

November 292017BOD meeting minutes were presented.

Motion: Mr. Wildberger to approve the minutes as presented.

Seconded by: Karl Chalupa

Vote: unanimous approval of the minutes as presented.

PRESIDENT’S REPORT:

Karl Chalupa, President, had nothing additional to report.

FINANCIAL REPORT:

Michael Kwiat, Treasurer, provided a summary report on the state of the financial position through December 31, 2017 Refer to Attachment A for details. Mike Kwiat motioned that he recommends the movement of $50,000.00 to the reserve accounts. Second by Karl Chalupa. Motion called by Karl, None opposed, all in favor

MANAGER’S REPORT:

Mike Pirelli, Advantage Property Management, presented the January 2018 Management Report. Attached, ARB; Requests for 3 fence approvals, I emergency generator and propane tank, 1 paint approval.

OLD BUSINESS:

Document Review Committee: Bill Wah send the minutes of the last committee meeting to the Board and mgmt.

Irrigation pump Fence: Carry over from 2017 to current budget year. Mike P. Requested information on type and style fence the Board wanted. The preferred fence would be PVC, 5 feet in height of the style at the start of the parkland right of way. Mike P. To get 3 bids for the project.

Web Site: Mike P. Was asked issues with content were being addressed. Affirmative. BOD requested that Mike look into a facebook page be provided by Web master at no additional monthly charge.

Owners Forum: Bill Wah asked that letters be sent to homeowners in the area of the green area on Windflower. Subject; Please be on the watch for dumping trash in this area, it is a preserve and large fines could be levied

Next meeting date: Annual Meeting February 15, 2018 at North county Baptist Church.
