Rental Criteria

Please note that these are our current rental criteria and nothing in these requirements shall constitute a guarantee or representation by our community that all residents and occupants currently residing in our community have met these requirements, there may be residents and occupants that have resided here prior to these requirements going into effect, additionally, our ability to verify whether these requirements are met is limited to the information we received from various resident reporting services.

Qualifications:

1. Rental History - Applicant must have a minimum of six (6) months, preferably one (1) year, and satisfactory rental history or mortgage verification. If a first time renter, we may require an additional deposit equivalent to one (1) months rent. Evictions or poor rental history are automatic rejections.

2. Income - Applicant's income must be verified at three (3) times the monthly rent. Roommates must each have income of 50% of three times the rent. Married couples may be qualified jointly.

3. Employment - Applicant must have a minimum of one (1) year employment history in the same field of work. Applicant must be currently employed. Recently graduated college students may qualify if a job is secured. Current university students may be accepted with verifiable income or a letter of guarantee from parents or legal guardians.

4. Credit History - All credit history must be satisfactory with no past due balances, collections within the last four (4) years, bankruptcy or judgments within the last seven (7) years. Bankruptcy automatically requires a deposit equal to one month’s rent. Applicants with no credit history may be required to pay an additional fee of one (1) month’s rent.

5. Criminal History – If you have been arrested, convicted or received deferred adjudication for any of the following, your application will automatically be denied: a felony of any kind, any weapons charge, burglary, sex crime, assault or criminal trespassing.

Please remember that this requirement does not constitute a guarantee or representation that residents or occupants currently residing in our community have not been convicted of a felony or are subject to deferred adjudication for a felony: there may be residents / occupants that have resided in our community prior to this requirement going into effect.

6. Cosigner - Can be used in lieu of only one (1) category. (Rental or Credit) They must complete an application and meet all rental criteria and will be held legally responsible for the lease and all addendums.

CRITERIA:

1. Occupancy Standards - 1 bedroom - 2 people / 2 bedrooms - 4 people / 3 bedrooms - 6 people

A family may occupy an apartment if the family does not exceed two persons per bedroom plus a child who is less than six (6) months old and sleeps in the same bedroom with the child's parent; guardian, legal custodian, or a person applying for that status. Residents who have a newborn less than six (6) months old at the time of the rental application or lease renewal and whose newborn has reached six months of age during the lease term will be required to transfer to another apartment with more bedrooms within 90 days or at the end of the lease term, whichever comes first. For the purpose of this occupancy policy a "family" shall consist of the following person: one or more individuals (who have not attained the age of 18 years) being domiciled with: (1) a parent or other person having legal custody of such individual or individuals; or (2) the designee of such parent or other parent having such custody, with the written permission of such parent or other person. The term "family" shall also apply to any person who is pregnant or is in the process of securing legal custody of any individual who has not attained the age of 18.

2. Pet Policy - Only two (2) pets per apartment. An additional nonrefundable fee of $500.00 is required for one pet, and an additional nonrefundable fee of $250.00 is required for two pets. Residents must have a completed pet agreement on file. All pets must be less than 100 lbs. Animals used as disability assistance are not considered as pets under this policy. No exotic pets. No aggressive dogs. All city ordinances apply.

3. Application Fee, Administrative Fee, and Deposit - Application deposit is $300.00 for a one (1)-bedroom with $150.00 refundable, $300.00 for a one (1)- bedroom with den, with $150.00 refundable, and $400.00 for a two (2)-bedroom with $200.00 refundable. The application fee is $50.00 and is non-refundable. Deposit and fees are subject to policies set forth in the application agreement. All applicants and each adult occupant must complete a separate rental application.

I hereby expressly release CWS, and any procurer or furnisher of such information, and understand that my application information may be provided to various local, state, and/or federal government agencies, including without limitations, various law enforcement agencies.
