Maintenance Technician

Job Description

Overall Purpose

Maintain the quality and appearance of the portfolio by responding to all service requests in a professional and timely manner.

Reporting Relationships

Reports to Maintenance Manager

Key Accountabilities

1.  Perform regular demand maintenance to assigned units—plumbing, electrical, mechanical, and carpentry.

a.  Schedule and prioritize work so that work can be completed efficiently.

b.  Pick up the parts needed to do the job before going to the field.

c.  Complete needed repairs on the first trip, if possible, (or as soon as possible).

d.  Determine when you need additional expertise to complete the job right and ask for the help you need.

2.  Maintain and manage truck stock of parts.

a.  Inventory and replace truck stock each day.

b.  Record all parts to appropriate SRs.

c.  Maintain a system for organizing truck stock.

3.  Maintain accurate records

a.  Keep an accurate record of time and miles.

b.  Complete and turn in Service Requests on all work completed.

c.  Add any extra work completed to the SR or create an additional SR in the field as needed and according to standard procedures.

d.  Make notations about recommended charge-backs on the job.

e.  Make notations about any problems or violations of the lease agreement.

4.  Maintain functional vehicle and tools to do the job.

a.  Keep vehicle in good repair and reliable.

b.  Keep the vehicle insured as specified by Ohio code.

c.  Maintain current driver’s license.

d.  Maintain the required list of hand tools in good operating condition.

5.  Expand skills to do maintenance work.

a.  Maintain the knowledge and skills needed to meet current skill-level requirements.

b.  Communicate to supervisor/manager personal commitment about achieving additional skill levels.

6.  Work with and support the maintenance team in accomplishing our mission.

a.  Support other Technicians in the field as requested.

b.  Share personal knowledge and experience with other Technicians.

c.  Provide training to other Technicians in areas of personal expertise.

d.  Make suggestions to improve the efficiency of the team.

Professionalism and customer service are essential in this role. Professionalism includes personal dress and appearance, quality of work completed, and the highest levels of customer service and respect for residents in the field. Safety on the job is also a high priority. In addition to completing all work in a safe manner, it is essential to take ownership for working safely in the field. Follow all safety guidelines discussed within the maintenance team. Avoid working in situations that are unsafe. Call for assistance or backup when necessary.
