RESOLUTION OF THE BOARD OF DIRECTORS OF

BELMEADE AT RIDGELEY MANOR

CONDOMINIUM ASSOCIATION, INC.

At a regular meeting of the Board of Directors of BELMEADE AT RIDGELY MANOR CONDOMINIUM ASSOCIATION, INC. (the “Association”) held on August 24, 2011 the Board of Directors agreed to the following Resolution.

R E C I T A L S

WHEREAS, pursuant to Paragraph 10.2 of the Declaration, ALL Unit Owners and other persons shall use the Condominium Property in accordance with the Rules & Regulations promulgated by the entity in control thereof and the provisions of this Declaration and the By-laws of the Association;

WHEREAS, pursuant to Section 4.4 of the Declaration, parking on the common elements may be regulated and/or restricted by the Association;

WHEREAS, pursuant to Section 4.11 of the Bylaws, the Board of Directors shall exercise all powers and duties of the Association, subject to the limitations set forth in the Bylaws and Condominium Act;

WHEREAS, the Board of Directors deems it necessary and in the best interests of the Association to amend and restate and adopt the following Parking Rules and Regulations including defining a guest and a guest vehicle..

NOW, THEREFORE, be it RESOLVED that the following Parking Rules and Regulations be and are hereby amended, restated and adopted:

  1. Residents must park their vehicle(s) in their garage and driveway only.
  2. The sidewalks and entrance may not be obstructed or encumbered. Vehicles parked in the driveways shall not extend into the street. Driveways should be used for ingress and egress to and from the units.
  3. Definition of a resident is anyone residing in a unit for more than ten (10) days in a calendar month.
  4. Definition of a resident vehicle is any vehicle parked on the property for more than ten (10) days in a calendar month.
  5. On street parking is permitted for daytime visitors only. Visitors staying overnight must park in the Unit Owner’s driveway or the spaces provided at the Clubhouse.
  6. Guest visiting more than 2 days in a calendar month and parking at the Clubhouse, must be registered with the Association and have written approval from the Board to utilize the Clubhouse Parking Spaces.

  1. Any vehicle parked on the street over night may be towed without prior notification at the owner’s expense.
  2. Any vehicle parked at the Clubhouse for more than 2 consecutive days or two days in a seven day period, without prior approval of the Association maybe towed without notification at the owner’s expense.
  3. Overnight parking is defined as vehicles parked on the common elements after 12:00 a.m. and before 6:00 a.m.
  4. All vehicles must display current license plates, registration, and inspection stickers.
  5. Vehicles must be in good working order (no flat tires, leaking fluids, broken windows, etc).
  6. No boats, trailers, campers, recreational vehicles, PODS (portable on-site storage containers) buses or similar vehicles shall be parked or stored on Condominium property.
  7. Commercial vehicles belonging to Unit Owners and their families, agents, or lessees, may not be parked on Unit driveways. Commercial vehiclesbelonging to Unit Owners may be parked in the garage out of view.
  8. PODS, except as noted otherwise, shall be allowed to park in a unit driveway for a maximum period of three (3) consecutive days.
  9. Any vehicle in violation of the Parking Rules & Regulations may be towed without prior notification and at the vehicles owner’s expense.

FURTHER RESOLVED, that the directors and officers of the Association are hereby authorized to perform such other or further acts as shall be necessary to carry out the intent of this resolution, including publishing these Parking Rules and Regulations to all Unit Owners.

This Resolution shall be included with the Minutes as part of the official records of the Association.
