Fence Specifications for all Property within Sentinel Ferry on the River

The following fence specifications have been adopted by the Board of Directors as of January 4, 2012.

All fences and walls built after that date must conform to these specifications.

Any fences now in existence within Sentinel Ferry are grandfathered in and will be allowed to remain.

Any and all future replacements and repairs must meet the following requirements:

FENCES

*Only one kind of fence is allowed on properties within Sentinel Ferry on the River.

*Fence must be black metal/steel or aluminum similar to the fence existing around community pool.

*No part, column or pickets shall rise more than six feet above the ground level.

*Ornamental tops are permitted on the support columns but not on the individual pickets.

*Colors of any tops should conform to neighborhood standards and must be approved by ACC.

*The top line of the pickets between the columns can be of varying height.

*Columns can be made of metal, masonry, stucco or stone.

*The columns can have appropriate ornamental tops of the same materials as the columns.

Example – You can have a brick column with a stucco top, i.e. all masonry.

*If masonry is used, i.e. bricks, stone, stucco, etc. it must appear in both material and color somewhere on the front of the home in order for the fence appearance to match appearance of the home.

*A low visibility fine wire mesh can be temporarily added to the yard side of the lower portion of the fence to retain young pets for up to one year.

*The retention mesh will be a variant that must be registered with the Architectural Control Committee (ACC) and can only be left in place for one year to date of installation.

WALLS

*Privacy walls, vision and car head light blockers are allowed.

*Walls can only be constructed around pool areas, patios or decks.

*Walls can include up to an 8-foot landscaping bed between pool, patio, deck and the wall.

*All walls must be made of masonry, stucco or stone, i.e. brick, stucco or stone.

*All walls must match colors, materials and style of the front of home.

*The wall between columns is limited to 6-feet in height.

*Columns are limited to a maximum height of 7½ feet , which would include any caps or ornamentation.

LOCATION

*Perimeter fences and walls are not allowed in any portion of the front yard.

*Perimeter fences cannot extend forward of the respective sides of the house.

*Retaining walls are allowed in front of the house around masonry porches, slabs or driveways.
