Introduction
The Commercial Building Design Unit will focus on the preliminary design of a new commercial facility on an undeveloped site. During the design process, you will research a potential development site, consider and compare several options for development of a commercial project on that site to meet all applicable building codes and regulations, and select the best development option. Based on your selection you will prepare a design portfolio and a written proposal for your recommended design. If your proposal is accepted, and if time permits, you will prepare final construction documents for your commercial design.

Procedure
Work with a project design team to apply the knowledge learned in previous units and the additional information presented during Lesson 4.1. Design a commercial project of your choosing related to the site assigned or selected for the project and document your design in a project portfolio. The portfolio should include the following deliverables.

Architectural Program
Give a brief general overview of the project and project requirements. Write in terms of the client and refer to your team as engineers and/or architects. This may begin, “(Team Name) was retained to propose a commercial development for a site at . . .” Describe the goals of the project, constraints, and criteria of the project. The program should include a discussion of each of the following for your recommended project:
· Form and Image - How should the exterior features of the building impact the surroundings visually and psychologically? Should the project blend into the environment or stand apart? Should the project reflect the owner’s image or be similar to buildings owned by the client elsewhere? Are there historic or cultural constraints?
· Function – What major functions should take place in the building?
· Economics – What is the available budget (if known)? What is the client’s view on initial cost versus long term costs (operation and maintenance) and potential income?
· Criteria –What types of spaces are required? What size should the spaces be? What is the total size of the project?

· Legal description (if available for the select property)
· Site discovery (see Activity 4.1.4 Site Discovery)
