  3. OPEN THE PLAT AND COPY YOUR LOT AND ALL PERTINENT INFORMATIONOFTHE LOT AND PASTE INTO THE TEMPLATE YOU HAVE OPEN. (STREET NAME, NORTH ARROW, CURVE TABLE)
  4. ROTATE THE EXISTING (FRONT) ROAD TO BE TO THE BOTTOM OF THE DRAWING SHEET BY HAVING ONE OF THE SIDES OF THE LOT TO BE AT 90 DEGREES. (MAKE SURE YOU HAVE THE NORTH ARROW SELECTED SO IT ROTATES AS WELL)
  5. DELETE AND TRIM EXCESS INFORMATION FROM OTHER LOTS SO ONLY YOUR LOT IS SHOWN AND ONLY LENGTH DIMENSIONS ARE SHOWN FOR EACH SIDE OF THE LOT INSTEAD OF DIRECTION AND LENGTH.
  6. USE AS SETBACKSTHOSE DISTANCES THAT ARE TRADITIONALLY USED FOR A SINGLE FAMILY DWELLING IN A R-3 ZONE (GIVEN THE PROVIDED SUBDIVISION PLAN USE THE OFFSET COMMAND TO CREATE THESE SETBACKS)
  7. FRONT SETBACK IS 25'-0" MIN.
  8. SIDE YARD SETBACKS 10'-0" MIN.
  9. BACKYARD SETBACK 30'-0" MIN.

  4. LOCATE ON LOT TO ALLOW THE STRAIGHTEST DRIVEWAY POSSIBLE BY ROTATING POLYLINE OUTLINE OF HOME.
  5. DRAW REFERENCE RECTANGLE AROUND LARGEST RECTANGLE CREATED BY OUTLINE OF FOUNDATION.
  6. DIMENSIONS THE REFERENCE RECTANGLE ON THE PROPERTY TO ALL PROPERTY LINES IN TWO DIRECTIONS.
  7. SHOW ALL PROPOSED DRIVEWAYS, PATIOS, DECKS, WALKS, AND PARKING AREAS. (REMEMBER THE APPROACH IS 24” OFFSET FROM EACH SIDE OF THE DRIVEWAY STARTING AT THE STREET SIDE OF THE SIDEWALK)
  8. DON’T FORGET TO ADD WINDOW WELLS ONE YOUR BASEMENT IS DESIGNED SO YOU DON’T PLAN A DECK OR SLAB IN ONE OF THESE AREAS.
