House hunters are needed to help be the eyes for wholesale and rehab investors to find distressed properties and motivated sellers. You get paid a fee if we close on the property you send us a referral on. Supplying good, qualified leads on properties will save us time and will make money for you. Knowing which properties are worth pursuing, which ones will make a profit and which ones to avoid comes with practice and experience. The more you do the sooner you will get a knack for it. Don’t expect every property you locate and provide a lead for to get purchased. More are turned down than are accepted. Have the willingness to keep learning and work hard and you will achieve your goal. The trick is to locate properties ready to sell where the seller agrees to sell at a reduced price. While driving through neighborhoods look for vacant houses with no Realtor signs in the yard.

Ways to identify vacant properties are:

·  Obvious signs of neglect

·  Vandalism

·  Boarded up windows

·  Missing electrical meter

·  Pile of newspapers in the driveway or on the front porch

·  Mail stuffed in the mailbox

·  Broken windows and doors

·  No curtains or blinds

·  Over Grown or dead grass

When submitting a property lead the more information you send the sooner we will know if it is going to be a property that will be accepted. Please try to stay with low crime areas. If you’re able to get the owners name and contact info that brings us one step closer but if not that’s okay.

Basic Information needed:

What area of town

Property Address

City, State, Zip Code

The age of the property

How many bedrooms and baths

Approximate Square Footage of the building

Your assessment of the condition of the house (how much repair is needed)

Is it in move in condition? Does it need minor repair (paint, flooring etc.) or does it need major rehab (new roof, structural damage…)?

All you need to get started is a car and a digital camera. When you find a house in a neighborhood that you think is worth pursuing I will need at least 6 or more digital pictures of the property.

Front, back, and both sides of the house including any visible damage.

Pictures of the neighborhood houses looking up and down the street. This gives a better visual of what the neighborhood is like.

The garage and any outbuildings on the property.

If you are able to go inside take pictures of each room to give a general condition of the house. We don’t just want the pretty pictures. We want to see any visible damage so we can assess the value.

If you decide that becoming a property locator is right for you we pay $500 - $1000 for each property lead you send that we close on.
