SUMMARY OF ESSENTIAL FUNCTIONS

Responsible for performance of the asset, team members, and self in to following:

TRAINING / COACHING

· Ensure self and team are compliant with HRP training requirements at all times

· Conduct all required performance evaluations within the necessary timeframe

FINANCIAL

· Prepare and achieve budget goals regarding revenue, occupancy, and expenses

· Responsible for all income collections and maintaining a consistent delinquency under 3%

· Ensure all invoices are processed and/or posted on a routine basis per company standards

· Participate in owner operations/financial review conference calls and owner site visits as needed

MARKETING / RESIDENT RETENTION

· Conduct resident events monthly at a minimum

· Accurately manage all marketing sources to reflect current property pricing and amenities

· Competitively maintain pricing within the market/submarket

LEASING

· Maintain a minimum 33% conversion ratio for self and team

· Maintain a quarterly average shop score of 80% or higher

· Ensure self and team members are adequately equipped, trained, and coached

ADMINISTRATION

· Produce timely and accurate reports in a consistent manner (weekly, monthly, quarterly, etc.)

· Ensure lease files meet HRP policy and that charges dates, etc. accurately reflect rent roll

· Responsible to enforce all company policies as outlined in the HRP Operations Manual.
