Cherokee Nation Entertainment, LLC, a tribal corporation of the Cherokee Nation is seeking bids for a full-service, turn-key auctioneering company to sell an airplane hangar and assume the underlying land lease.The property address is Tahlequah Municipal Airport, Lot 30, Tahlequah, Oklahoma 74464. Property description: A 70 x 80 red iron building, built in 2008, with metal exterior and a 60 x 20 overhead door.Located at the Tahlequah Municipal Airport on a 25 year leased 105 x 70 lot, aka Lot 30. The annual land lease is $441 and the land lease is transferable with written consent from Tahlequah Airport. Lease will end April 6th, 2033 (April 7th, 2008 – 25 years).

Selected auctioneering company must provide full marketing plan and strategy. A copy of all print advertising, including newspaper postings, must be forwarded to CNE point-of-contact and verifiable by date and name of publication. The notifications must be publically visible announcements to reach several local markets to include: Muskogee, Sallisaw, Stilwell, Tahlequah, Wagoner, Tulsa, Jenks and Claremore. In addition to print advertising, the notice must be “searchable” on the web.

Proposal to include:

  • Provide rate/fee for stated work
  • Provide the auctioneer’s background, training and experience.
  • Provide references and similar property sales

  • How will the auctioneer guarantee people will show up?
  • How does the auctioneer get to know potential bidders?
  • How does it benefit the owner to pay for the auctioneer’s services, instead of having the fee come from the buyer’s premium?
  • Will the auctioneer be paid even if the property doesn’t close?
  • How does the auctioneer verify that bidders have financing?
  • What is the procedure for tracking backup bids in case the winning bid falls through?
  • Where will the auctioneer advertise the property, and what will the advertising look like?
  • What is the auctioneer’s marketing plan and strategy?
  • Have you worked with a tribal entity? If yes, which tribe?
