Job Title Sales Advisor

Responsible to Sales Manager

Job Summary

The Sales Advisor is responsible for servicing all incoming enquiries, qualifications, viewings and progressing all new build sales and resales promptly and efficiently from reservation to completion.

Key Responsibilities

1.  To be first point of contact coordinating all shared ownership/intermediate rent enquiries, checking affordability, qualifications, applications, attending viewings, surveys and providing a professional and caring service to customers whilst utilising commercial competencies in line with Hightown’s policies and procedures.

2.  To liaise with local Homebuy Agent and local authorities on nominations, providing feedback and building on relationships.

3.  Once application approved sending out memorandum of sale, confirmation emails / letters, CML’s to relevant parties.

4.  To manage progression from reservation through to completion/letting, within set timescales. Liaising with both sets of solicitors, IFA’s / lenders, surveyors. Handing over to Home Ownership Officer at exchange of contracts.

5.  Deal effectively with administration and documentation relating to shared ownership and intermediate rent, ensuring that all files and database are up to date and documentation is processed in accordance to set policies and procedures within agreed time scales and for auditing purposes.

6.  Ensure that all business practices are in line with appropriate and current legislation in particular OFT Guidance on Property Sales, Financial Services Act 2004 and the NHBC Code of Conduct and Hightown’s Data Protection Policy.

7.  Prepare weekly reports on sales/marketing activities and progression to ensure performance standards are met, progress is charted and procedures are complied with for weekly meeting with Sales Manager.

8.  Travel to sites/stakeholder meetings as required to support the sales/marketing function using own vehicle.

9.  Organising and attending weekend open days/evenings, sending invitations, qualifying leads and booking appointments, ensuring IFA’s/solicitors are in attendance on the day, brochure packs available.

10. Reporting defects when found.

11. Work with Communications Team to ensure all marketing material (including adverts, brochures, websites and site signage) is accurate and available as required. Monitor and feedback on effectiveness of advertising.

12. Responsible for keeping all price lists up to date and sending them along with brochure packs to prospective customers.

13. Develop effective working relationships with colleagues/departments as appropriate.

14. Present a positive image of Hightown Homes through all dealings with prospective purchasers.

15. Provide a service of excellence, developing opportunities for customer feedback and involvement to deliver continuous improvement.

16. To adhere to the Hightown’s Equality & Diversity policy

17. To deputise for the Sales Manager when on annual leave, etc.

18. Any other reasonable task as requested by the Sales Manager &/or Communications Manager.
