Introduction 
26 Kipling Drive is brick built bungalow in a quiet area of Sandilands. It is accessed from sea lane. 
Pre-Arrival 
• Bookings/enquiries can be made by e-mail, telephone and letter. 
• All guests are provided with a map and written directions to the bungalow.
• The nearest bus stop is approx 700 yards. 
• The nearest railway station is approx 12 miles away in Skegness. 
• The nearest coach station is approx 6 miles away in Mablethorpe. 
• Sandilands Kars (taxi firm) is about 50 yards away in The Glade. 
• There is a Village shop/Post office/Newsagent a five minute walk away. 
• Gregory’s Mobility Hire (01507 441122) 22 High Street, Sutton on Sea.
Arrival & Car Parking Facilities 
• There is off road parking for two cars to the side of the bungalow. 
• The drive has a level surface and is made of concrete. 
• There is an sensor light outside.
Main Entrance, Reception.
• The main entrance to the bungalow is the side door by the garage. The key is kept in a key safe and the code is given to guests after their deposit is paid.
• The side door is 33 inches x 78 inches with the hinge on the left going in. There is one step into the bungalow it is 6 inches high. 
• The side door opens into the entrance/hallway which has a laminate floor, with a door mat inside the door.
Public Areas – Hall.
• The hall has laminate flooring all through, with a carpet runner over the top. 
• The lounge, bathroom and all the bedrooms are accessed from the hall. 
Public Areas - Sitting room, lounge.
• The lounge is entered from the hallway or kitchen. 
• There is a gas fire with a back boiler.
• There is a ceiling light on a dimmer switch, also a free standing lamp for reading. 
• The doors are 30inches x 78inches. 
• The flooring is laminate with large rug in the middle of the room. 
• There are two leather settees a two and three seater and two directors chairs. 
• There is a TV and DVD player. Also radio/CD player. 
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe 
• THE CONSERVATORY / DINING ROOM 
• A large comfortable conservatory on the back of the bungalow is accessed from the master bedroom. 
• There is a cane suite which seats four and two wicker chairs. 
• The conservatory also doubles up as a dining room when more space is needed out of the kitchen. 
• The conservatory is approx 21ft x 8ft 6 it has two sliding patio doors going into the back garden. 
• It has a ceramic tiled floor. 
Laundry 
• There is no washing machine in the bungalow. 
• The nearest laundrette is in Sutton on Sea. 
Bedrooms & Sleeping Areas 
• There are three bedrooms all accessed from the entrance hall (no steps) and the doors all measure 30 inches x 78 inches.
• BEDROOM 1 
• Has a standard 4ft 6ins double bed with a wooden headboard. The bed has a mattress protector on it, the duvet and pillows are all synthetic (all through the bungalow). 
• There are reading lamps either side of the bed. 
• The bedroom has a laminate floor. 
• There is a wash basin in one corner with a strip light over, which incorporates a shaving point.
• BEDROOM 2 
• There are two pine single beds, they are both against a wall leaving a walkway between the two.
 It has a laminated floor and a rug is between the beds
• This bedroom has its own en-suite (toilet and hand basin) 
• There is a ceiling light and also a bedside light.
• BEDROOM 3 
• Has white bunk beds.
• Has a ceiling light and emergency push lights for the bunks. 
• Has a laminate floor, chest of drawers and chair complete the room. 
 
Bathroom, Shower-room & WC [En-suite or Shared] 
• The bathroom is accessed from the hallway through a door measuring 30 inches x 78 inches. 
• The suite is white consisting of toilet, handbasin, bath with an electric shower over. A shaver point is available in one bedroom. 
• The floor is white ceramic tiles with bath and toilet mats provided also non slip mat for inside the bath. 
• The bathroom is lit by a ceiling light. 
• There is a hook behind the door and a towel rail over the radiator.
Self-Catering Kitchen 
• The kitchen is accessed from the lounge through a door measuring 33 inches x 78 inches or from outside through the back door.
• As you enter the kitchen from the lounge on your right is a cupboard which has the switches for the gas boiler and immersion heater for hot water in the summer, on your left is a fire extinguisher. 
• The kitchen is very well equipped gas oven, microwave, and a Hotpoint fridge freezer. 
• The wall units house all the crockery, cutlery, pots and pans which you would find in the average home. 
• The kitchen is lit by strip light. 
• The flooring is tiles effect laminate flooring.
Grounds and Gardens 
• The back garden is entered from the back door down a path or the side gate or the conservatory through sliding doors. 
• It is a small area of grass which is completely fenced round. 
• Patio furniture and barbeque are available for guests to use.

• The bungalow has a no smoking policy.
