JOB SUMMARY

Administrative duties commensurate with taking ownership of the Maintenance function, including developing and managing the departmental budget, overseeing service contracts, developing 5-20 year capital plan, approving bills for payment, and maintaining record of maintenance activities. Responsible for securing the Parker Street facility and responding to all calls regarding CLASS related building alarms. Enforce rules and regulations for use and maintenance of the premises. Meets the needs of all tenants and resolves complaints.

RESPONSIBILITIES

  1. Ensure that all building licenses, inspections, and safety standards are current and are displayed as required. Responsible for the monthly Fire or Evacuation drills according to CLASS fire drill/evacuation policy. Monitor the weather forecast and respond to inclement weather. *
  1. Respond to calls from the Security Company, fire department, police department or property manager regarding any CLASS related building alarms. *
  1. Provide on-call support to ensure the safety and comfort of individuals and staff, and to limit potentials for property damage; act as working Manager for all on-call duties. *
  1. Prepare and submit all necessary paperwork: supply lists, purchase requisitions, project & cost estimates, the monthly status report, budgets, and bills for payment. Develop the departmental budget and manage and monitor the departmental budget throughout the year, seeking cost saving measures and minimizing over-spending. Advocate for departmental resources and participate in the budget process. Meet with internal and external vendors and contractors as necessary to secure needed products and services. Negotiate and oversee all service contracts. *
  1. Develop and maintain 5-20 year capital plan. Oversee implementation of the plan by developing specifications, requests for proposals, etc.
  1. Work a flexible schedule to ensure that minor projects that need to be completed after hours and emergencies are tended to. Establish maintenance schedules to ensure proper, efficient functioning of lighting, heating and air conditioning systems.
  1. Assist in developing tools to improve processes and the communication of Maintenance issues. Conduct random walkthroughs to ensure adequate cleaning by staff and to highlight areas requiring additional attention.

QUALIFICATIONS

High school diploma or general education degree (GED) required – technical school graduate is a plus.

Maintenance, construction, or janitorial work experience required, preferably in a school, industrial, or agency environment and knowledge of OSHA rules and regulations.

Fiscal management/budgeting experience preferred.

Possess strong interpersonal & communication skills.

Proficiency with Microsoft Office applications and e-mail required.

Ability to quickly assess situations and make appropriate decisions to resolve maintenance issues as they arise.

Ability to perform mathematical computations based on job requirements.

Experience with industrial cleaning machinery and equipment, and light carpentry, plumbing and electrical tools is necessary.

Driver’s License required.
