  • Would represent an unsuitable extension of the existing settlement and effectively double the size of New Marske. This would be contrary to national policy which seeks to protect the identity and character of settlements. The settlement would have to be able to offer a significant increase in the full range of services, including schools, jobs, shops, infrastructure etc. A more sustainable means of promoting this scale of development would be adjoining larger settlements which benefit from the existing infrastructure and services to accommodate development of this scale.

  • The need for housing in the green belt (slice) is more exact i.e. between quarry roundabout and so policy is regarded with grave reservations.
  • Contradiction of the Structure Plan/Council’s own Local Plan.

  • This site represents the most sustainable site in Marske.
  • The development of the site would not result in the coalescence of the two settlements which would remain physically separated by the A174 and a large area of undeveloped land. A sensitive design, layout and landscaping could also enhance the perception of separation ensuring that the separate identities of both settlements are maintained.
  • Subject to further investigation there could be scope for a financial contribution to increase the capacity of the local sewerage infrastructure commensurate to the need arising from the new housing development.
  • Site is accessible by public transport. An assessment of the highways implications has determined that an acceptable vehicular access can be achieved.

  • A preliminary Archaeological Assessment has been prepared which confirms that, subject to more detailed investigations, there is no evidence that the development is likely to be constrained by archaeological remains within the site.
