PV-SV Roof Replacement Policy

The PV-SB shake shingle roofs that were installed at the time of construction are nearing the end of their lifetime and will soon need to be replaced. By HOA policy, roof replacement is the responsibility of the individual homeowners.

In its July 3, 2017 meeting, the PV-SVHOA Board of Directors voted unanimously to the followingroof replacement guidelines.

Recommendations

The finished roofing material shall be 50-year non-prorated composite asphalt shingles. To assure that the replacement roofs are of the highest quality and consistent in appearance, thepreferred material is the readily available GAF Grand Sequoia asphalt shingle in Weathered Wood color. Any other shingle options must be approved by the Site Committee.

Roof replacement shall include the following work:

  1. All materials in place shall be removed down to the original roof sheathing material. This will allow any repairs necessary to maintain the structural integrity of the roof structure.
  2. The entire roof structure shall be covered by ice and water shield (IWS). In addition, we strongly recommend that at least 12-18” of thedormer wall surfaces adjoining the roof structure also be covered with IWS. While this requires the removal and replacement of the dormer siding, it will ensure the prevention of water leakage at the interface of the walls and roofs where all the problems have occurred.
  3. All valleys shall have 3-foot wide flashing installed in the valleys. Over this flashing another course of 3-foot wide IWS shall be installed on each side of the valley flashing.
  4. Owners of paired units should attempt to agree on timing, contractors, cost sharing, etc. to ensure a complete project in replacing the roofs. [In the case of the PV six-packs, the building construction is such that“paired units” are comprised of the end units coupled with their adjacent interior units, whilethe two middle units make up the third pair. For example,PV-7 and 8 form a paired unit whereas PV 8 and 9 do not.]

For repairs to the existing shake shingle roofs, not encompassing the entire roof surface, medium Premium fire-retardant hand-split cedar shakes shall be used.
