Project Description: / The applicant proposes to subdivide approximately 12.77 acres including four parcels into 40 single family residential lots (originally submitted for 38 lots). The applicant has asked for and had approved a street variation to reduce the right of way width from 60 to 50 feet and to modify the northern portion of 223rd Avenue to 22 feet of pavement, and a 5 foot sidewalk on the west side of the road. The existing three homes are proposed to be demolished. The site is located in the erosion hazard near sensitive water body overlay and is constrained by a category I wetland. Offsite improvements to 223rd Ave SE are anticipated.
