WE AS THE BUYER(S) FOR BUSINESS(ES) LISTED(PAGE 2) WILL NOT MAKE ANY

TRANSACTION/DEAL WITH THE SELLER(S) AND IMMEDIATELY INFORM THE BROKER,

PK PROPERTY IF SELLER(S)REFUSE TO PAY THE BROKER, PK PROPERTY’S COMMISSION
OR TO PUT THE COMMISSION ON THE AGREEMENT OF SALE

At the seller’sverbally or any way of request, PK Property is a broker that responded to the business and real estate (if applicable) of below listings.I and my family (Father, Mother, Sons, Daughters) as a prospective buyer(s) received all information pertaining to the business listings and real estate (if applicable) of below. PK Property fully explained and provided information to the buyer(s). The buyer have never heard below business from any other person or from their members have never known or heard below listed business and real estate (if applicable)until PK Property has provided information. It is the first time to hear about below listed business and real estate if applicable I and my family (Father, Mother, Sons, Daughters), as a prospective buyer(s), promise to inform PK Property and get apermission. Each time that I need to get in contract with the business owner or to be at each business premise. From this contractI and my family, as a prospective buyer(s), my spouse, or any of my (Father, Mother, Sons, Daughters)will not try to contract the seller without the agent’s permission in person or by phone. PK Propertyand its agent’s sales commission of percent is documented on the seller’s contract. If, the buyer(s) breaks the above rule and obtains the business and real estate (if applicable), the buyer(s) will be responsible for all fees involved in commission plus all legal fees plus $30,000.00 broker’s penalty. If and in any event after signing this contract the above mentioned name, spouse or (Father, Mother, Sons, Daughters) make contract without the agent PK Property’s knowledge or approval. They and individual and corporation will be payable for the full commission plus all the court fees plus broker PK Property’s full legal fees plus damage of PK Property’s Business of penalty $10,000.00 and all other claims that will be involved.This contract was made to protect the agent PK Property from this due commission from the buyer and the seller once the business settlement takes place. The buyer has read and fully understood this binding contract between us and PK Property. My family (Father, Mother, Sons, Daughters) and I are prospective buyers. My spouse, or my family (Father, Mother, Sons, Daughters)will make required deposits on PK Property’s or his lawyer’s escrow account once agreement of the sale is initiated. We will let our lawyer or any other parties who are going to prepare agreement of sale put PK Property’s commission on the agreement of sale…etc as that occasion arises. We, as buyers, promise to inform to PK Propertyand its agent(s) right away if the seller or any parties involved refuses to put PK Property’s commission on agreement of salefrom that moment. We will not be in contract in any way or forms. We, as a prospective buyer(s), my spouse or my family (Father, Mother, Sons, Daughters) promise to PK Property all documents related or involved in this transaction will be provided to PK Property settlement and the my alterations will be notified to the agent’s ofPK Property as well. The contract will be effective for 18 months form signing of this date. All information pertaining to business and real estate (if applicable) was provided from the Seller itself. The realty company or its agent does not hold any responsibility for misinformation or numerical errors.

We, as buyers, will pay “PK Property” and its agent’s commission if we do not follow the above rules & regulation.
