Introduction of new board members

A resident mentioned that the lights between garage doors rusting

A resident asked about replacing his patio light – was told he could find similar at Home Depot of Lowe’s for a reasonable price

Shrub trimming – 8510 and across from 8510 need trimming by entrances – Dan Rapp to get Greenscapes to look at this

Several dead trees need to be removed

Due to a new ordinance – no grills of any type (electric, gas, propane) are allowed on patios – letters have been sent to residents who are known to have electric grills on their patios

Large puddle on Yardley in front of 3909 – pavers left depression that fills up – Dan Rapp to look into this

Pool gate does not shut well

Tennis court lights not working

April Minutes – Denver McFadden motioned that the April minutes be approved, Bradford Unroe seconded the motion and the motion was passed

Financial Report – The financial report was passed out by Olga Itkin with no comments

Satellite dish on condo – Second letter to be sent to owner

Trex – have two units that need deck repairs – board agreed to let Dan use Trex on these patios, one with tongue and groove and the other plain board Trex to determine cost difference

8411 - Bad concrete bumper that needs to be replaced

8415 #102 – Mold issue – taken care of

8409 #103 – Cut hole from bedroom to garage – Dan Rapp is looking into this problem

Parking lot numbers and garage numbers – still a few we do not have

8500 – Unit 104 – Complaint about patio getting a lot of water when it rains – May be large gaps in deck directly above his – may have to be put on list for new deck

Pool passes went smoothly

A foreclosed unit was sold and Windsor Gate received $12,000

New Business

Vents – changed vents this year – always cleaned from the outside

Floral planting at the pool – German Dillon made a motion to have Greenscapes to put in plants, Denver McFadden seconded the motion and the motion passed.

8415 – Bradford Unroe made a statement that this building seems to have a disproportionate level of delinquencies compared to other buildings

Yard sale – several residents are interested in a yard sale – to be done following Labor Day weekend

July 4th cookout – Dan Rapp said he will pay for the meat

Kitchen door (connecting to the library) need painting

Cut out moulded damaged ceilings in bathroom and utility room at 8415 Ambrosse #104, hung new drywall, patched and retextured ceilings

Removed black top piles on new asphalt in front of 8401 Ambrosse

Closed in opening around top of column on patio at 8502 Ambrosse #103 to keep birds out

Replaced light bulbs in hallway light fixtures at 8404 and 8411 Ambrosse
