Dear Residents,

We would like to remind you of the building’s rules and courtesies that we believe help the building operate more efficiently and ensure that we are all considerate towards our neighbors.

Trash & Recycling

  • Please don't put cardboard boxes (like pizza boxes) down the trash chute. These have already clogged the chute twice now and are difficult to remove.
  • Large cardboard boxes (e.g., Fresh Direct boxes) should be flattened, brought down to the garage level, and left in the hallway outside the elevator. Small boxes can be folded and left on the floor in the trash room.
  • The blue recycling containers are for plastic & glass bottles and metal cans only. Please do not put any paper items, plastic or paper bags, boxes, newspapers or magazines in these containers. These items can be stacked on the floor of the trash room or placed between the blue container and the wall.
  • Electronic items – please contact the super, Tressie 646-919-9882.

Unit Access and Parking

  • Spare Key: Please make there is a current key to your apartment in the concierge’s lock box, for emergency purposes. (For example, if there is a gas leak.) If an emergency arises and you haven't provided a key, the unit owner assumes all liability for any damage caused by a forced entry.
  • When a conciergeor superintendent enters your unit, you assume responsibility.
  • Parking Garage:
  1. For insurance reasons, residents are not allowed to drive vehicles in the garage or on the interior ramp.
  1. Please call the front desk 15-30 minutes before you need your car.

Unit Interiors

  • Unit Entry Doors: As many of you know, apartment doors may close loudly. Please be careful that doors close quietly. It may be helpful to remove one or more of the springs inside the door hinges.
  • Super's Duties: The superintendent is primarily responsible for the maintenance of the building's common areas. However, for a number of reasons, we've included the following Unit items on the list of super's duties:
  • Changing any recessed, ceiling light bulbs in your unit.
  • Tightening any balcony door handles and window hinges that have become loose;
  • Snaking any clogged drain pipes.
  • Request for Use of Elevator

Please contact Daffodil Edwards via email and copy the super giving 48 hours prior notice. Please refer to the Moving Regulations which are posted on the building’s website.

Communications

  • Building Website: If you haven't already done so, please register on the building's website at
  • Comments & Questions: Please post all general comments or questions on the building's website. There is no longer any pre-screening of posts, so all your comments or questions are posted immediately. Keep in mind that the doormen, GFI and the super have access to the portal and, therefore, any posts made there.
  • Private Comments & Questions: If you'd like to make a private comment or question, you always can email one of the board members directly.
  • Also, please email us separately if you feel like certain items aren't getting addressed by GFI Management Services or if they are not responsive after multiple emails. Please note that GFI Management Services is the managing agent for the building’s common areas and building systems. They are not responsible for repairs in your unit but can recommend service supplies, when requested.
