Maui Sands I and II
Monthly report for Aug. 2011
Prepared by Ken Kuhlman (R.M)
Projects, repairs and completions
1. Aug. started with a flurry of things to do. The swimming pool had to be closed for 3days due to, shall I say, inclement water quality. We drained the pool and I had to replace the filter sand and disinfect the system due to what they call “old water”. This happens when the organic content is too high and no amount of filtration or chemicals will work to clarify the water. Also while empty, the pool was inspected for cracks or other defects. We also scrubbed the perimeter tile with the help of the few great volunteers, Rosa, of course, is always there to lend a hand, Ken Baldwin, our quality control expert and Charlie Balderas, our new cleaner / helper. Now we have the crystal clean water once again.
2. Building 5 corner seawall repair was completed, looking good!
3. Terry, our landscaper, is working on our irrigation system and making good progress in cutting down on water usage.
4. Cut out trench for wiring at pool entrance to eliminate overhead wires that were a hazard for years, now, will be no problem.
5. Repaired cracks in stairs with injected epoxy, we still have a few larger issues to deal with, but not major hazards.
6. One of our owners donated two new pool bathroom sinks, the present ones have been here since 1965. I will install soon.
7. I have been working on the new shower base at the stairs between Bldg. 4 and Bldg. 7. Putting in some new lighting for the area to make it safer at night.
8. Purchased 3 new bench seats for the observation decks.
9. Put down a new floor coating in Rosa’s entrance (2B) to see what it would look like for the future, when the carpet is pulled. Everyone really likes it, carpet is not good for beach property.
10. Secured roofing over storage lockers by laundry, high winds had ripped up the old fiberglass panels. These all need to be replaced before rain season.
Projects for Sept.
1. Finish shower tile and lighting.
2. Replace fiberglass panels over storage units at laundry.
3. Lay new wiring for irrigation station at pool.
4. Complete sign painting around property.
Incident report
1. Unit 4d oceanfront had their TV stolen again, 2nd time this year.
2. No other reports on any mishaps so far.
In Conclusion
I have received a lot of complementary remarks from families that have been coming to Maui Sands for decades, stating that they are so grateful that we are keeping the faith and making the effort to maintain this and making it better for this is their special place, too!
