Utility Addendum to TAA Lease Contract

Each party, as listed in paragraph 1 of the TAA Lease Contract, signing the lease agreement is bound to the terms of the agreement independent of the other parties signing. By signing you agree to take full responsibility for the lease contract until such time as all parties have signed.

Your move in date is ______. This is the same day your rent will begin, whether you physically move in on this date or not, your rent begins on this date.

We have a few requirements that MUST be met before we will issue any keys to your new home. Please read over the following so you are totally prepared for you move in:

1.  Lease and ALL addendums MUST be signed by all residents

2.  Security Deposit and Application Fees MUST be paid in full by all residents.

3.  The first months rent MUST be paid in full. (See paragraph 6 of your TAA Lease Contract)

4.  We MUST have a signed Lease Contract Guaranty completed by your parent/guardian for each Resident. It is your responsibility to verify that we have received a copy of all Lease Contract Guaranties. We are not responsible for failed faxes or lost mail. (These can be mailed, faxed, emailed, or hand delivered).

5.  You MUST provide us with your account numbers for your electricity and water (if not paid by the property) showing the utilities have been transferred into your name.

6.  You MUST provide us with your telephone number and an email address for each resident. We will not give out your phone number or email address but we must have them on file in case of an emergency and for contact information.

A few tips for move-in day:

1.  Every new resident will be moving in on the same day. We will be as accommodating as possible, but we ask that you make sure you have completed steps 1-6 above before you arrive at our office to pick up your keys to make everyone’s move-in experience go as smoothly as possible.

2.  Our insurance does not cover your personal property. We urge you to get a renter’s insurance policy for losses due to theft, fire, water damage, smoke, rain, hail, ice, snow, wind, vandalism, etc.

3.  The City of Waco Does Not allow barbeque grills (gas or charcoal) to be used or stored on your patio or balcony. The Fire Marshall’s office has started issuing citations to the residents that have grills. The citations are a minimum of $400 and go up to $2000- these are per day charges!

I understand I WILL NOT be issued a key unless ALL the above listed criteria are met.
