Fizzy Living is an exciting new residential property business. We offer good-quality rented accommodation, in easily-commutable locations, and a management service that makes life simple. Our target market is the ‘Rentysomethings’ – the young professionals, who are switched on to London-life, social-media and convenience lifestyles

Fizzy is in the process of building a 5,000 unit portfolio, initially in London and the South East. Currently the portfolio consists of 4 let buildings (246 apartments), two towers under construction (136 apartments) a site subject to planning (around 75 apartments), and a pipeline of about 700 apartments. All our buildings are new and well specified.

Fizzy is funded through an equity investment of £300 million from a subsidiary of the Abu Dhabi Investment Authority, and Thames Valley Housing Association. The business is co-located with TVH at its offices in Twickenham.

We are also in the process of appointing a new repairs and maintenance contractor to ensure we can deliver a ‘best in class’ service within the professional rented sector.

Aboutthe role

You’ll be the person responsible for ensuring the day to day delivery of a ‘best in class’ repairs and maintenance service across our Fizzy portfolio, working alongside our Operations and Management teams.

Each of our existing schemes has its own Property Manager (they’re known as Bobs) and you’ll need to develop positive and productive relationships with the team by providing professional support and advice.

It’s a new role, in a new venture, so we’re not prescribing every last detail in this JD, more giving a flavour of what we expect it to include.

Repairs and maintenance

Working with our Operations team, you’ll

  • Manage our repairs and service contractors delivering a ‘best in class’ service in line with our brand aspirations
  • Coordinate and manage the Fizzy bespoke software reporting systems
  • Monitor the agreed repairs and maintenance KPIs with our new repairs contractor to ensure achievement of MLAP’s and targets
  • Monitor repairs and maintenance spend for each Fizzy scheme to ensure they are in line with expectations
  • Lead the mobilisation of the new repairs and maintenance contract (expected to start in July 2015)
  • Set up, lead and minute the monthly operational meetings between Fizzy and our contractors
  • Inspect and sign off a proportion of repairs to monitor quality and delivery
  • Assist in the implementation of the Fizzy Property Management Strategy (PMS)
  • Lead on the delivery of the scheme specific Fizzy Property Management Plans (PMPs)
  • Implement the property management and maintenance workflows in accordance with the PMS/PMPs with our new contractor including setting up the ICT interfaces.
  • Assist Bobs and contractors in managing the resolution of defects
  • Attend with Bobs on all end of lease annual apartment inspections to identify repair programme and cost responsibility
  • Carry out selected portfolio inspections on fixtures and fittings such as white goods; compile report for ManCo briefing and advise on budget update as appropriate
  • Act as the lead on scheme end of defect inspections and defect sign off
  • Ensure appropriate service contracts are in place to manage our Health and Safety obligations(e.g. fire safety, electrical safety, security, etc.) or monitor the performance of Managing Agents where they have responsibility
  • Maintain and update the PMPs as required

CustomerRelationships

  • Gain the respect and support of the Bobs and our tenants, through delivering great customer service and living the Fizzy brand values
  • Assist Bobs on site as required
  • Regularly report back to tenants on job progress and sign off
  • Deliver all Key Performance targets relating to repairs and maintenance

Financial Performance (with the support of the Fizzy Finance Team)

  • Ensure any rent arrears arising are chased and promptly dealt with, in line with the Arrears Management Procedure
  • Manage the approval and payment of invoices relating to repairs & maintenance
  • Set and manage our the annual repairs and maintenance budgets

Knowledge and Experience
