Main areas of

responsibility:

1.To undertake maintenance checks and report on all heating plant, water services and essential equipment as detailed by the Site Technical Officer.

  1. To maintain specified plant and equipment records in accordance with site operational procedures and relevant legislation.
  1. To undertake general plumbing works/repairs and replace associated equipment and supplies.
  1. To work as part of a team and undertake work in other trades as a multi skilled operative, engaged in the upkeep and maintenance of the university estate.

Specific duties:

1.To undertake maintenance checks and report on all heating plant, water services and essential equipment as detailed by the Site Technical Officer.

1.1.To ensure that all plant, including boilers and ancillary equipment is in correct working order through detailed maintenance, regular checking and reporting to the Site Technical Officer. Where necessary, to make temporary adjustments and repairs to maintain continuity of services.

1.2.To ensure that all water services and systems are maintained in correct working order.

1.3.To assist the Site Technical Officer and central office staff to ensure that the site energy management system is in correct working order and maintained in accordance with agreed standards.

1.4.To lubricate machinery, plant and equipment as directed by the Site Technical Officer.

  1. To maintain specified plant and equipment records in accordance with site operational requirements and relevant legislation.

2.1To ensure that plant operational records are correctly maintained.

2.2To undertake water system checks as required and detailed in L8 Approved Code of Practice for protection against legionella.

2.3To undertake regular checks on all manual valves for fuel, gas, oil and water.

2.4To undertake regular safety inspections of all plant areas and cold water storage tanks and provides detailed reports to the Site Technical Officer.

3.To undertake general plumbing works/repairs and replace associated equipment and supplies.

3.1To undertake general repairs to plumbing systems including the replacement of taps, sanitary equipment, water heaters, showerheads and ancillary equipment.

3.2To respond to all plumbing related defect reports/works requests, carry out initial investigations and undertake repairs /works or, where appropriate, report to the Site Technical Officer if major problems are identified or the work is covered by a maintenance contract.

3.3To measure and calculate material requirements and report to the Site Technical Officer. Collect materials from suppliers, using university vehicles, when required.

3.4To undertake the correct chemical dosage of water and fuel systems as instructed by the Site Technical Officer.

3.5To maintain drains, gullies, gutters etc and ensure all are kept free from rubbish and debris.

4.To work as part of a team and undertake work in other trades as a multi skilled operative, engaged in the upkeep and maintenance of the University Estate.

4.1To assist other staff in carrying out a wide range of tasks associated with the upkeep and maintenance of the university estate.

4.2To undertake work in a range of ancillary trades eg. electrical, carpentry, painting, plastering, brickwork, paving etc, for which additional training will be provided and subject to limitations of competency and specialist knowledge requirements. (For example, work involving electrical and specialist carpentry installations will be carried out under the direction of the appropriate specialist craftworker, eg. electrician or carpenter).

4.3To assist with inspections of plant rooms for correct function and to ensure that plant rooms and workshops are kept in a clean condition, free from rubbish and debris and to fully participate in the cleaning and upkeep of these areas.

4.4To support and adhere to all university and departmental procedures in respect of safe working practices.

4.5There is a requirement to travel and work out of any other university site as directed.

Selection criteria:The criteria below indicate the qualities that are needed to do the job well. Candidates will be selected according to the extent to which they satisfy these criteria. Essential:

Knowledge/qualifications:

NVQ level 3or City & Guilds Plumbing 603, parts 1 and 2City & Guilds Heating and Vent 604, parts 1 and 2. Previous experience in a maintenance related organisation, along with a good knowledge of relevant health and safety requirements. With a reasonable grounding or understanding in the basics of at least one other trade.

Response to change: keeps skills and knowledge up to date and contributes positively to the introduction of change and be flexible in attitude to tasks issued which may involve performing minor tasks in other trades and working on more than one site.

Technical skill: must be competent in the use of all tools and equipment normally used in the plumbing trade.

•Physical: the post-holder must be able to undertake all the physical requirements of the job, such as lifting and moving heavy/bulky items; frequent travel to all areas of the site and occasional travel to other sites; reaching and working in high or awkward locations, according to health and safety guidelines.

Driving university vehicles: is able to pass the university’s driving assessment, has held a full driving licence for at least 3 years and has not been convicted of any major motoring offence or disqualified from driving.

Desirable:

•Experience in maintaining plumbing and heating systems in large commercial buildings.

•Knowledge of the requirements of L8; the control of legionella bacteria in water systems.

•Knowledge of water supply (water fittings) regulations 1999.
