OWNER NOTICE OF PROPERTY MANAGEMENT

Freedom Properties Arizona Property Mgt accepts your property with no out of pocket fees. We can accept a check for $250.00 to be used as the Reserve Fund for your property, this is your money but it will be kept in reserve in case there is an invoice that has to be paid before rents come in. (please see Property Management Agreement). This is optional, the Reserve Fund can come from rents.

The first month’s rent will be charged the listing commission and the start-up fee, THERE IS USUSALLY NO CHECK TO THE OWNER FOR THE FIRST MONTH.

Upon acceptance of your property for a rental listing we will inspect and offer quotes for necessary services needed prior to the rental listing OR prior to new tenant move in. These are items such as; interior cleaning quote, carpet cleaning quote, yard cleanup, etc., this may include turning on both water and electric. We will not accept a rental listing if the owner is not willing to put the property in acceptable move in condition.

The owner will need to provide keys, garage door remote, mailbox key and location of mailbox to Property Mgr. We can assist you if you do not have all of these items.

The owner will need to provide a W-9 and out of country owners will need to arrange to obtain a TIN number for tax purposes.Rental disbursement checks will not be issued until we have this form. We can refer you to an accountant that can help with the TIN number.

If you have a home warranty on the property, a copy of the policy with contact information must be provided. Regarding late fee’s please read lines 163-164 of the Property Mgt. Agreement, although at this time they are split 50/50 with owner.
