Application for rezoning of Erven 149, 150,153 (consolidated erf 1081) and erf 152 Hurlingham

An application has been filed to re-zone the abovementioned Ervenon the corner of Argyle and Cromartie Roads from “Residential 1 and Residential 3” to “Institutional”. “Institutional zoning would permit the construction of “Institutions, places of instruction, places of public worship”.

The developers have proposed the building of a hospital with four storeys excluding basements covering 80% of the land. Basements do not have to be below ground so this could be say a seven or eight storey building with three or four floors of parking. Allowing the application to be approved would change the nature of the entire neighbourhood, add significantly to the traffic congestion and lower the values of residential properties in the area. The development would also add strain to existing infrastructure such as the sewers.

Application for rezoning of Erf 34 Glenadrienne Township (19Arbroath Ave, Hurlingham)

An application has been filed to re-zone the abovementioned Erf from “Residential 1” to “Residential 2” and for the sub-division thereof into three portions. Residential 2 zoning would permit the construction of townhouses or clusters with a density of 20 units/ha.

The Precinct Plan for this area specifies a maximum density of 1 dwelling per 700 sq metres. Allowing the application to be approved would undermine the Precinct Plan to the detriment of the entire neighbourhood. The proposed density has the potential of changing the character of our area significantly. The proposal would alter the area’s well wooded, reasonably quiet status by adding more people, more barking dogs, more pressure on the already strained infrastructure such as the sewers and of course further traffic congestion.
