Another notice from the LL… this time declaring us in default ( I guess they don’t want to bother fixing it themselves and charging us the extra 15%).

Iba, I attached the original notice as well to get you up to speed on this since it came up just before Craig left.

If the work has been done, let me know the name of the vendor and I’ll get with A/P and get a copy of the invoice to the LL. If it hasn’t… it’s crunch time to get it done.

We received an additional certified letter from the LL today on what our specific violations were (see second attachment).

The LL has requested that we notify them in writing once the three deficiencies were corrected. Per the terms of the lease, we have 30 days to correct repair/maintenance items before they can take it upon themselves to do the work and bill us and add on their 15% admin fee. I can take a look at the invoices in A/P and see if we have recent inspections to forward to the LL, but it looks like we might need some tags on some items as well.

We received the following notice from the landlord regarding a few fire code violations by tenants in the shopping center that were apparently found during the last city inspection.It does not specifically say any of them apply to our particular store, but please take a look at the list of three violations and make sure we’re not violating any of them.
