PRIMARY RESPONSIBILITIES
The ConstructionSuperintendentcollaborates with contractors, builders, architects and alike to implement methods and strategies that ensure newresidential construction projects are of high quality, completed on time and within budget, and are compliant.
- Identify, procure, and manage professional contractors to build new single family homes. Manage each project from preconstruction to post construction and all details in between.
- Review and analyze construction plans to ensure projects are completed to meet specifications and quality standards, and are designed to be functional and affordable.
- Work closely with contractors to coordinate resources and materials and to monitor progress and ensure that projects are completed within a timely manner.Ensure that permits are filedappropriately and that contractorsare onsite, on time, and working diligently to meet deadlines.
- Serve as a proper steward of financial resources by planning, negotiating pricing, and monitoring budgets to assure that projects are within budget. Forecast budgetary needs, track expenditures, and report any budget deficiencies.
- Work with contractors to administer and interpret codes and ensure compliance with Federal, State, and local laws, ordinances, rules, and regulations. Manage construction processes and contractors to ensure safety is a priority and that working environments don’t pose any safety concerns.
- Implement strong organization and communication skills to prepare reports using software packages such as Microsoft Word, Excel and Outlook.
QUALIFICATIONS
The requirements listed below are representative of the knowledge, skill, and/or abilities required to perform the above duties and responsibilities.
- Associate’s degree in engineering, related technical degree or equivalent experience is preferred. A minimum of three years as a superintendent, general contractor, or construction manager with proven experience in new residential home constructionand an ability to interpret construction plans. To be considered, candidates must provide a list of previously completed projects includingroles, scopes, budgets, and timelines. A combination of education and experience will be considered.
- Comprehensive knowledge of Indiana laws related to land use planning, building codes, code compliance practices, and economic development practices and programs. Prior experience with the City of Indianapolis Department of Metropolitan Developmentand the permit process.
- Proven experience in managing others and ensuring accountability while communicating effectively and modeling self-motivation andstrong interpersonal skills. Ability to work independently and as a team player in a fast paced, Christian environment.
- Strong organization skills and attention to details with communication proficiencies, and abilities to make decisions and solve problems.
