STEPS IN DRAWING

THE FOUNDATION/BASEMENT PLAN

  1. Insert your main floor xrefinto your lower level drawing.
  2. Hide all layers except for the wall layer in your main level xref.
  3. Trace using the foundation wall layer the exterior walls using one of the following methods:
  • Use the inside part of the exterior wall as the inside part of your foundation wall if you are planning on putting masonry on the outside of the wall on this location of your house.
  • Use the outside part of the exterior wall as the outside part of your foundation wall if you are not planning on putting masonry on the outside of the wall on this location of your house.
  1. Offset your foundation wall 8” in or out depending on your masonry requirements for that portion of your house. (In if there is no masonry, it will be to the inside)
  2. Remember that your porch will typically become a cold storage and have foundation walls that go all the way around it, so don’t forget to put foundation under all supporting features such as porch posts, etc.
  3. Offset 6” to each side of the foundation wall using the footing layer.(yellow dashed lines)
  • We will be using 20” x 10” footings for both interior and exterior footings in this class.
  1. Transfer the stairwell walls and stairs into the basement using the wall layer since they will be bearing walls using the wall layer.
  2. Layout your Utility room by transferring your flue from the main level into the basement by inserting the flue block and placing on top of the main level xref one.
  3. Unload your main level xref.
  4. Place your furnace and water heater with walls enclosing that space by inserting blocks on the 2 layer as well as a drain in the center of the room on the future plumbing layer.
  5. Preliminarily layout the basement walls with the 3 layer, (yellow hidden) including offsetting the exterior walls 3 ½” off of the foundation wall.
  6. Place bearing walls in the wall layer so there are no spans of the floor joist over 15-20’. (Choose the shortest span either front to back or side to side)
  7. Hatch all interior bearing walls with the wall hatch.
  8. Center your interior footings offsetting 8 ¼” using the footing layer with dashed lines.
  9. Place windows in each of the bedroom and living areas. Use the foundation wall layer for the outsides of the windows and a yellow line in the center. (Use the fenestration technique to line up windows that were used above on the main level floor plan and use the same size)
  10. Add window wells using the Windoor layer to all windows and label as egress window wells (Draw them 36” out from foundation for egress requirements
  11. Block out all door openings in foundation by drawing yellow X in opening defined by foundation wall layer.
  12. Insert blocks for your bathroom or other plumbing needs on the future plumbing layer (Kitchenette).
  13. Save your lower level floor plan.

  1. Open up your main level xref.
  2. Isolate the walls layer.
  3. Unhide the Hatch 2 layer and set current.
  4. Draw lines to isolate only the exterior walls from interior walls.
  5. Hatch using the dot hatchall exterior walls with a scale of about 10.
  6. Un-isolate all layers.
  7. Hide the Hatch 2 layer and save the main level xref.

Creating your Basement Floor Plan

  1. Open up your 02- Basement Floor Plan drawing.
  2. Insert your xref of the lower level floor plan.
  3. Hide footing layer.
  4. Add dimensions and text to fully define all walls.
  5. Don’t forget to add one GFI outlet in the utility room
  6. Don’t forget to add a carbon monoxide detector and smoke detector in the hallway if it is unfinished or smoke detectors in each bedroom if they are finished.
  7. Update information in titleblock.
  8. Add Description of page with scale.
  9. Make sure there is a door separating finished from unfinished space & label all window and door sizes. (Only if they exist, not future doors)
  10. Note rooms as with floor coverings.(Unfinished Family Room, etc.)
  11. Add all electrical to basement (use Pull Chain lights (P.C.) for unfinished areas)
  12. Add heating symbols as necessary if finished
  13. Insert electrical keyblock
  14. Save and print using monochrome on 11 x 17 sheet of paper scaled to fit.

Creating your Foundation Plan

  1. Open up your 01-Foundation Plan drawing.
  2. Attach your xref of the lower level floor plan
  3. Hide walls, electrical, wall hatch, 3, and future plumbing layers etc. (Foundation and Foundation footing layers should be the only layers on)
  4. Add dimensions and text to fully define all openings and footing sizes.
  5. Add Description of page with scale.
  6. Add general notes to define footing sizes.
  7. Attach xref of main level
  8. Isolate dot hatch layer from main level xref to show where the anchor bolt are going.
  9. Save and print using monochrome on 11 x 17 sheet of paper scaled to fit.
