Business Zone Advisory Committee
MISSION STATEMENT
The Business Zone Advisory Committee (BZAC) is charged with developing recommendations for executing the objectives of the 2007 Comprehensive Plan. The “BZAC” will work with the Village Planning consultant and staff to provide recommendations to the Board of Trustees for action which include but are not limited to:
1.)Recommend methods and zoning changes to improve the character, view, safety, parking, diversity, viability and quality of all the Village Business Districts and in particular the CBD (along Pleasantville RD from South State Rd. to Dalmaney Rd.) and East Downtown (the commercial district east of 9A).
2) Increase the commercial tax base in relation to the residential tax base for all Business and Commercial Zones,
3.) Work in conjunction with the Architectural Review Advisory Committee to develop design standards for the Village Commercial/Business zones,
4.)Identify types, scale, and location of businesses that will meet the above objectives,
5.) Develop recommendations for mixed-use zoning (including some residential in business areas) to provide alternative housing stock. Alternative housing shall in particular consider affordable housing for employees of the Village and School Districts,
6) Develop general site-plan recommendations for all business districts that complement the needs and character of the Village, provide a pleasant and safe pedestrian experience,
7.) Recommend zoning changes to address proper parking and traffic flow.
The BZAC will be composed of 10 residents including a member of the Planning Board, the Zoning Board, ARAC, a business property owner, one Village Trustee and the Mayor. The 11th member will be a Village staff member assigned by the Village Manager who will provide coordination with the Village.
The Village Planner Buckhurst, Fish and Jaquemart will be the consultant to the BZAC.The Village Planner will provide technical guidance, data generation and prepare the final report for the BZAC.
TIME FRAME: The BZAC will be formed by the Board of Trustee in March, 2008 and will present its report to the Board of Trustees by December 15, 2008.
