We are pleased to have you as a neighbor and encourage you to be active in neighborhood activities. Before your closing the seller should have provided you with the Declaration (Covenants) including two amendments, the By-laws, the current Rules and Regulations, a request form which is used to request modifications to the exterior of your property, minutes of Board and members meetings for the past year,and the annual budget.If you need copies of these documentsthey are available onour website, ______HOA.com. You may access this website by entering the registration code which is ______. Also available on the website are the Board members names and office held, management company information, a homeowner’s directory, copies of the past years quarterly newsletters, information on schools, library, hospital, shopping, transportation, recreation, and other items of interest. If you do not have internet access please contact me and these items will be provided.

The annual assessment is currently $______and is payable quarterly in the amount of $______, due by the first day of the quarter. A reminder statement is provided prior to the due date. After a 10 day grace period an account is delinquent and is charged a late fee of $______per month. DARCO conducts a weekly inspection for Covenant compliance. You may call at any time regarding an alleged violation and may request anonymity. The Board of Directors is comprised of five owners with one or two elected at each annual meeting for a three year term.

You are encouraged to actively participate insubdivisionand the City activities. You may wish to check out the City web site at Trash is picked up early Wednesday morning by BFI, phone: 303 287-8043. Please place trash in containers near the sidewalk after sundown on Tuesday and pickup empty containers promptly on Wednesday. The City of Lone Tree currently pays for trash pickup and removes snow from the streets. You are responsible to keep your sidewalk free of snow and other obstructions. Vehicles should be parked in the garage with the garage door closed when not in use. When the garage is full vehicles may be parked in the driveway.No street parking is allowed except when you have guests.
