Dear Unit Owners or Unit Owner Representatives:

Please be advised that the Annual Meeting of the Unit Owners of Chula Vista Condominium Unit Owners Association, Inc. (“Association”) shall be held:

DATE/TIME:Saturday December 5, 2015 at 9:00 AM (registration/sign in begins at 8:30AM)

2501 River Road, Wisconsin Dells, Wisconsin

An agenda for the meeting and a proxy are enclosed.

This is the annual meeting of the Condominium Association, to elect Directors and review the 2016 budget. The terms of Dar Mor and Jim Anacker are expiring this year and you will be voting on the replacement of these Directors, for a three year term.

To make this as easy for you as possible, we are attaching the agenda for the meeting, a proxy, the budget for next year, a copy of the draft minutes of last year’s meeting, and a return, self addressed stamped envelope to send the proxy back.

If you can join us, great, if not, PLEASE MAKE SURE TO RETURN YOUR PROXY. If we don’t have a quorum at the meeting, in person or by proxy, we have to keep spending Association money to have meetings until we do have a quorum. A brief description of the background of each suggested Director is as follows:

Jim Anackerhas served as a Director of this Association since its inception. He has served on various home owners boards. Jim and his wife Beth are original owners of a 3 bedroom condo in the Rio Condominium. Jim works as the Broker for Cold Water Realty, LLC and has been with this company for 21yrs. He received his undergraduate degree from Concordia University Chicago and did his graduate work at the University of Minnesota. Jim and his wife Beth have three daughters and one granddaughter. They are very active in their church and continue to serve on various boards and committees within that organization.

Darrel Morhas a Bachelor of Science degree in Electrical Engineering from the University of Wisconsin Madison. He has served as a Director of this Association since its inception and was instrumental in getting our real estate taxes lowered. Dar has been Owner & Developer of Spring Brook Resort in Wisconsin Dells, WI since 1986 and director of all operations at Spring Brook, a residential real estate development and alderperson with the City of Wisconsin Dells since 1999.

Jeff Krumrie has been a Print Consultant with Sexton Printing for 14 years. He owns 4 rental properties and is a co-owner of a 2 bedroom Chula condo. Jeff graduated from Mankato State University with a degree in Marketing and Real Estate & Insurance. He looks forward to working with the condo owner's and management on the many challenges Chula Vista resort faces.

Dennis Aubey and his wife, Bea, are original condo owners and have a second unit since 2012. Dennis has been a Lutheran pastor since 1974 and serves on a retired basis in Winfield, Illinois. He has a Doctor of Ministry degree from Fuller Seminary in Pasadena, California as well as a Masters degree from Concordia Seminary in St. Louis, Missouri. Dennis has also been working at H&R Block for the last 3 tax years. They have two sons – Joshua, a lawyer in Topeka, Kansas and Jordan, a television reporter in Joplin, Missouri. The entire family thoroughly has enjoyed times together at Chula.

The Unit Owner signing below (“Unit Owner”) hereby appoints Jim Anacker, or if the following line is completed, then ______, to act as the Unit Owner’s attorney and agent, with full power of substitution for and on behalf of the Unit Owner, to vote as proxy at the annual meeting of the Members and Unit Owners of Chula Vista Condominium Unit Owners Association, Inc. on December 5, 2015 or any adjournments thereof, the number of votes that the Unit Owner is entitled to cast if personally present at the meeting. Such attorney and agent in his/her sole discretion is authorized to cast such vote(s) on my behalf, upon all matters and proposals as may come up for vote at any such meeting or adjournment thereof. This form of proxy and the proxy established herein, shall be valid for forty-five days from the date below, in the event a quorum is not met and a special meeting is scheduled. One Proxy from an owner of a Unit shall be considered as a Proxy for all owners of that Unit, unless separate owners of that Unit execute separate Proxies.

MEMBERS’ ANNUAL MEETING DECEMBER 6, 2014

DRAFT MINUTES

The annual meeting of the Unit Owners of the Chula Vista Condominium Unit Owners Association, Inc. (the “Association”) was held at 9:00 AM on December 6, 2014, at Chula Vista Resort, 2501 River Road, Wisconsin Dells Wisconsin. The meeting was attended by many of the Unit Owners or their representatives.

Jim Anacker board director explained that Brad Boettcher had resigned his position as board president. The board appointed Bob Broshat to the board of directors and after board of director elections, Mr Broshat was appointed president of the board. Mr Broshat was placed on the ballot for a special election to complete the vacated position. Bob Broshat, President of the Association, explained his finance background and association experience.

Bob Broshat, President of the Association, called the meeting to order, confirmed there was a proof of meeting notice given and confirmed that a quorum was present in person or by proxy. Bob Broshat also reminded the members that, if they signed a proxy but came to the meeting after all, they needed to notify the people counting names for determining the quorum. There being none, the quorum was accepted. Upon a motion duly made by Paul Farron and seconded by Father Ed Stockus, the minutes of the meeting of the Association held on December 7, 2013 were approved.

Upon a motion made to approve the decisions of the Board of Directors for the upcoming year, the motion duly made by Paul Farron and seconded by Father Ed Stockus, the decisions of the board for the upcoming year were approved.

Bob Broshat, President of the Association, discussed the meeting’s intent and responsibilities of the board of directors. The packet which was sent out to each owner identified two directors whose terms are up; those being Ralph Howard and Scott Severson each for a three year term. Brad Boettcher’s vacated position would be a 2 year term. There were three people running for the three seats, as indicated on the ballots. Mr. Broshat introduced the two candidates running for the two 3 year term seats, those persons being Scott Severson and Clint Ziegler. Bob Broshat was running for the 2 year term. Each candidate reviewed their previous experience.

There were no nominations from the floor for a write in candidate. There being no further nominations from the floor Scott Severson motioned to close the nominations, 2nd by Paul Heiting and nominations were closed. Ballots were distributed, collected and counted verifying that only one vote was cast per unit.

Bob Broshat, the President of the Association, presented information on the status of the Condominium, Condominium Association finances, and the expected 2015 Budget for the Association. Mr Broshat explained that association dues had stayed the same for a period of 5 years before increasing in 2014. The Association budget for 2014 is projected to be just over $1.34 million budget which is up from 2014. Bob explained that with his finance experience he and another board of director would be reviewing the books for the association to ensure all items are appropriately accounted for. This budget covers only association expenses not items in the individual unit. A new line item is for a reserve study which would allow planning for common element updates and improvements. The overall association dues would increase roughly $30-35 per unit per month once the Board of Directors ratifies the budget.

Bob Broshat announced the results of the Board of Directors’ election. Bob Broshat was elected to complete the 2 year term vacated by Brad Boettcher. Clint Ziegler (new board member) and Scott Severson (existing board member) were elected to the board for a 3-year term.

Bob Broshat called for any old business and then for any new business,there being no further business presented, a motion was made by Scott Severson and seconded by Paul Heiting to adjourn the meeting. Meeting was adjourned at approximately 10:20am.
