Letting Agreement

Registration:
By sending us your registration a legally binding contract has come into existence. Registration must take place in written form and has to be signed by both parties (lessee and landlord, respectively H&M Gietmann).
Payment:
20 % of the total rent to be paid upon registration into our account (please always indicate name of villa and invoice no). Remaining balance to be paid 6 weeks prior to arrival.
Cancellation or Change of Rental Date:
Any changes or cancellations must be made in writing. Early cancellations or changes require a fee of 40 €. Cancellations or changes up to 45 days prior to arrival require 20 % of the rental price, between 44 and 35 days prior require 50 %, and for cancellations or changes 34 days (or less) prior to arrival 80 % of the rental price will be charged.
Liability:
H&M Gietmann are not liable for any accidents and damages on the premises of the rental object. The lessee is liable to treat the rental object with consideration. The administrator (H&M Gietmann) must be informed immediately of any damage. The lessee will bear the costs for replacement, repair or depreciation of damaged goods.
The lessee is liable for any damage resulting from neglect.
In case of missing or faulty equipment, the administrator must be informed immediately and in turn will repair or replace such items. This will not entitle the lessee to any compensation.
No compensation can be requested for deficiencies (for example cuts in water and electricity supply or water quality) due to major force.
Arrival/Departure:
Arrival: Between 16.00 and 19.00 on arrival date or as per special arrangement.
Departure: By 10.00 on departure date or as per special arrangement.
The rental object must be reasonably clean upon turnover (this includes the barbecue area), otherwise additional charges for cleaning will arise.
Handing over of keys:
After your arrival and upon verification of payment of rental price and a security deposit of 250 €, you will be handed the keys. The administrator will accompany you to the rental object and provide any necessary instructions. The security deposit will be paid back in full upon acceptance of the rental object without damages on the day of departure / Maximum Occupancy:
The rental object has a given maximum occupancy. If more than the stated number of persons occupy the object, H&M Gietmann reserve the right to immediately cancel the letting agreement (without refund) or to demand additional funds (for example for additional beds).
Additional charges, to be agreed upon prior, are as follows and must be paid by lessee in advance upon arrival:
- Changing bed linens and towels: 15 € p.Person /p.week
- pets (where permitted) : 39 € p. week
- special bed for children up to 3 years in addition to max. occupancy : 26 € p. week
- additional bed in addition to max. occupancy : 51 € per person and p. week
- high chair : 15 € p. week
- Sun umbrellas and cushions for pool loungers : 2.50 € ea. per item/p.week
- Internetstick: 15 € for the rentalperiode
- Fan: 10 € per week
- Air conditionor: 30 € per week
- gas for warm water, cooking and heating: According to consumption (Big btl: 61,00 €/each, small btl.: 15 €/each)
- electricity for warm water, cooking and heating : meter reading = for the moment 0,25 €/kWh
- Bed linens and towels by arrival
- final cleaning (not for winterletting=monthprice)
- SAT/TV
- washing machine
- dishwasher (where available)
- normal water consumption
- pool cleaning
