Terms and Conditions

The Body Corporate requires this form to be completed and signed when residents etc request to book the loading dock and/or lift for removal or arrival of furniture, boxes etc. This form must be filled out prior to the day of booking the lift and must be signed by the Building Manager.

All items of furniture or boxes are to be brought into the building through the loading dock and not through building entry foyers

Only residents (occupiers of apartments) or Body Corporate approved people are permitted to book and use the lift and loading dock area.

ONLY Lifts fitted with special padding can be used for the removal and arrival of furniture. Please find attached a copy of the lift operating procedure.

The Building Managers have been authorised to approve bookings during the following session times:

Lifts & Loading Dock:Monday – FridaySession one: 9am – 12noon

Session Two:1pm – 4pm

SaturdaySession: 9am – 12noon

SundaySession:1pm – 4pm

Any requests outside these hours are to be by special arrangement only.

Deposit/Charges

A deposit of $200 is required for a lift key, loading dock key and gate key. We also require a copy of a valid drivers license or passport.

The deposit is to be paid by cash or a Pre-Authorization of a credit card when collecting the keys. If we have taken a Pre-Authorization on a credit card, this will take 5 or more business days to release depending on the bank. A cash deposit will be returned when all keys are returned and the loading dock, associated corridors and lift have been inspected to ensure all areas are secure, clean and have not been damaged. Any damage, key replacements or extra cleaning costs will be deducted from the deposit and may occur addition charges. Invoices for anyextra cleaning or damage repairs will be supplied.

The deposit will be forfeited in the event that the conditions of this agreement are not abided by

Any damage to common property ie lifts, foyers, corridors, safety equipment etc attributed to the movement of furniture will be charged to the person signing this agreement.

Indemnity

The person signing this requestindemnifies the Building Manager and the Body Corporate against any claim, action, damage, loss, liability, cost, charge, expense, outgoing or payment which arises as a result of the use of the loading dock and / or lift. The person signing this request also accepts responsibility for the actions of all people participating in the movement of furniture etc.

Rubbish

All rubbish accumulated during the move must be disposed of via the green garbage bins located in the loading bay or in the large recycle bin also located in the loading dock.

No rubbish is to be left in the loading dock oron Level 2after the movement of furniture etc is complete, otherwise a cleaning charge will apply.

General

The person signing this request is responsible for the behaviour of all guests whilst on the complex premises.

All person/s associated with this request are to conduct themselves in an orderly fashion.

There is to be no smoking in the loading dock, lifts, corridors or foyers.

The person signing this request is to take action to minimize the impact of noise during the movement of furniture etc.

Other Costs

All costs for damage or the like incurred by the Body Corporate which can directly be attributable to the movement of furniture by the persons associated with this request will be passed on to the person signing this request.

Acknowledgement of Agreement

The person signing this request acknowledges an understanding of the fire and emergency evacuation procedures and that the location of fire exits and fire equipment has been explained by Building Management.
