Application Standards

All applicants pass through a screening process:

Documents Needed…...You will need to provide us with the following documentation as part of the application package:

  • A letter verifying your current employment, position and salary.
  • A copy of a recent pay stub, W-2, 1040 form, or other tax information
  • A current bank statement (savings and or current checking account)
  • A clear copy of your state-issued I.D. and social security card

Credit History…..To determine satisfactory credit worthiness we run a report through a credit

reporting agency. If your credit is less than reasonable or insufficient, you may use a Guarantor who must provide the above mentioned information and fill out a separate application.

Rental History…..We will verify your past rental history when applicable.

Pets……………...Policies on pets vary according to the rental unit/landlord. In some cases the

Landlord/management may require a pet deposit (aside from the standard security holding).

Application Fee….There is a $60.00 application fee per applicant which is due payable upon completion

and submission of the application in the form of cash, certified check, or money order payable to Paddington Stone Realty, LLC. This application fee is non-refundable. There is a separate application fee for each person that will be on the lease as well as any necessary guarantor.

  5. I understand that falsifying information on the Lease Application is grounds for denial and forfeiture of all deposits.

AUTHORIZATION

Fair Credit Reporting Act. You agree that we and/or the owner/agent may obtain or use a consumer or an investigative consumer report in connection with this application to lease an apartment. Subsequent similar reports may be requested or utilized in connection with an update, renewal or extension of this application or your lease and for any other legitimate business purpose. Upon request, you will be informed whether a consumer report was obtained, and if such report was obtained, of the name and address of the consumer reporting agency that furnished the report. You agree that we are authorized to obtained consumer reports or investigative reports pertaining to you after you vacate the apartment in order to collect amounts due or for other legitimate business purposes. This credit check is good for two months from the date on this application. After the two month period, applicant must pay for another credit check in order to be approved for another apartment.
