This 3800+ Sq Ft Lot Package Includes a 60' X 20' Concrete Motor Home Pad, a 47' X 16'

This 3800+ sq ft (approximately 45' x 90') lot includes a 60' x 20' concrete crack free motor home pad, a 47' x 16' weight bearing concrete extension pad, a 45' x 17' "over built" log pergola with fans/fan lights, furniture, and indoor/outdoor rugs. Pergola and extension pad were built in 2013. Lot is Phase III (newest phase in the resort) and boasts an upgraded brand new (2013) 200 Amp power panel with all new wiring throughout the entire lot.

The extension pad and pergola were built by licensed contractors with the very best of materials, to the highest standards, and to withstand year round weather conditions. No shortcuts. Designed to endure without repair and/or maintenance (except occasional exposed log re-staining). A special feature on the lot is a "French Drain" that runs the full length of pergola pad. This was built to prevent rain water from off the coach, coach awnings and motor coach pad from running onto the pergola pad. It is very effective.

The pergola is completely custom and built to strictest codes with Western Larch logs. The roof is steel over a moister/sound proofing barrier over "tar paper" over 1x6 tongue-and-grooved cedar planks. Very quiet, very strong, and very cool underneath - even in brightest sunlight (and no popping or crackling sounds during temperature changes). And definitely no leaks - ever! This steel roof is the same as is installed on houses and commercial buildings. The pergola has its own dedicated 100 Amp power panel with plenty of circuit breakers. At ground level there are eighteen GFI 110V insulated & weather shielded exterior grade plugs. Overhead there are eight exterior grade & weather shielded 110V electric plugs dedicated to electric heaters, ten exterior grade & weather shielded 110V plugs for accessories, and two separately wired indoor/outdoor 4-speed reversible Hunter fans with lights. Under the extension pad is a dedicated 60Amp 110V/220V circuit (with a code required emergency kill switch) and separate breaker for an outdoor electric kitchen and/or hot tub/spa. All the ground level outlets and heater outlets and overhead accessory outlets have exterior grade on/off flip switches. Of special note is that all the wiring in the pergola is inside the logs or through conduit buried in the cement. There are no visible wires and/or conduits. The pergola roof was built to a height that dovetails with a motor coach fully extended main awning, which helps provide you with an abundance of shade.

This is one of only five north side corner/end-of-row lots with an unobstructed 180+ degree view of the mountains - arguably the best views from the pads and/or pergolas in the MCV. Quiet too. There will never be a motor home parked next to you to block your views or "box" you in on the patio/pergola side. In fact, from the pergola area you have to look around to realize there are other motor homes in the area. The neighbors are terrific and you are located just across the street from the dog park, MCV clubhouse, pool, and mail boxes. The trash collection dumpster is behind the log fence caddy-corner toward the clubhouse. You also have "your own" very large common area.
