I.Detailed Scope

  1. The Subcontractor will install 15 lb. felt underlayment in accordance with manufacturer’s recommendations.
  1. The felt underlayment will be installed wrinkle free with the first course of felt extending to the fascia board on all sides of the roof.
  1. On roof pitches less than 4/12, a self-adhering bituminous membrane (like Ice & Water Shield) shall be used on the first 4’ up from the edge of the roof.
  1. The Subcontractor must furnish and install the color specified shingles. Each shingle must be secured by at least four nails per the manufacturer’s recommendations. The Subcontractor will supply the nails.
  1. Shingles must overhang 1” beyond the fascia board on all sides of the roof.
  1. The Subcontractor shall shingle the roof out of several bundles of shingles at the same time to avoid color variations. In the event the specified color is not available, the Subcontractor shall notify the CalAtlantic Production Manager immediately.
  1. During winter months the Subcontractor shall be responsible for snow removal. During winter months the Subcontractor shall paper roofs immediately after sheathing is installed.
  1. The Subcontractor will supply and install color specified drip edge at all rakes, eves and other roof edges. Drip edge sections shall be no less than 36”.
  1. The Subcontractor must flash and seal all stacks.
  1. The Subcontractor will install rain deflectors (diverters) and step flashing per the attached drawing. *Note that the step flashing is curved where the roof meets the wall in order to divert the flow of water away from the wall and corner J-channel* See detail #1305
  1. Subcontractors will supply and install (including cut holes in roof sheathing) attic fans as noted on selection sheets.
  1. The Subcontractor will color match rain deflectors, ridge vents, roof vents, step flashing and straight flashing with roof shingles.
  1. The gas flue collar will be sealed to the flue with asphalt roof cement.
  1. The straight flashing will be secured with nails to the roof. The top of all flashing will be secured to the wall with Tyvek tape.
  1. The Subcontractor will supply and install the ridge vent within 2 feet of each main gable end; smaller turn gables will be vented per plan.
  1. The Subcontractor must install and secure ridge vents and caps.
  1. All visible nail heads on roof, ridge vents, and straight and step flashing will be sealed with asphalt cement and end caps installed.
  1. The Subcontractor will supply and install the manufacturer’s brand of skylight specified by Ryland.
  1. The skylight will be installed straight and sealed per manufacturer’s recommendations. The Subcontractor will clean the exterior of the skylight after installation.
  1. Roofing material must not be stacked closer than 4’ from the edge of the roof.

II. Schedule

  1. The roof must be papered within 48 hours of notification.
  1. The Subcontractor will return to install all plumbing vent collars. Vent collars are to be supplied by the plumbing subcontractor and placed in a conspicuous area for the roofer to install.
  1. The Subcontractor will return to install flashing at masonry fireplace chimneys and crickets, brick fronts, and any flat membrane roofs.

III. Materials Specified

1.Shingles – IKO Roofing – type and color per CalAtlantic construction specifications.

  1. Standing seam aluminum - 0.019” - 0.024” minimum
  1. Standing seam copper - 16 oz. Minimum

IV.Standards/Warranties

1.The Subcontractor must guarantee all labor and material for one (1) year after settlement. If field inspection reveals improper material or workmanship, the Subcontractor will assume all liability for any future charges incurred in the correction of this work.

2.Service calls must be answered within 48 hours.
