Tell the client name always during conversation.

a – Good morning/day/afternoon/evening! (Always with positive voice and intonation)

b – Is it right time to talk? If the answer is no, then - When I can call you back?

c –We were dealing with you before regarding real estate! What is current situation?

!!! If the client has any business like a property for rent or for salefollow items “g-I” below

!!! If the client doesn’t agree for meeting follow items “e-f”below

!!! If the client cannot remember us and he is not interested to buy or sell anything at the moment follow item “d” below

d – WE HAVE LAUNCHED A NEW PRODUCT!!! YOU CAN INVEST FROM 70,000AED (20 000 USD) AND GET 7-8% ROI.

e – tell me more about your apartment/villa etc., I am interested in it (let them described their property and know more about what they like and specially what they don’t like - this you can use after in negotiations to put down the price)

f –What is your price? – After this questions this is exact point to fix a meeting – to discuss the price issue in person and estimate the property directly. If they ask you against your question - what is the market price – do not answer – fix the meeting. Tell that you have a buyer/tenant on exclusive, deposit in office, you need to meet client and check the apartment. If they still ask you about price – answer with a GAP!

g – CAN WE MEET TODAY OR TOMORROW? MORNING OR EVENING? To discuss all and check the documents and apartment.

h –Are you the owner? Please bring ownership documents.

I – I will call you 1 hour prior to the meeting and inform you if any changes and confirm to you. Please write my number if timing will be change from your end and call me 1 hour in advance.

Extra useful questions for the meeting with seller or landlord:

  1. How much do you want for it this year(if for rent), how much do you want to sell itfor(if for sale)
  2. Is it vacant now? (if NOT, ask when is it going to be vacant)-(If NOT, ok you can remember my mobile number, and if it will be vacant early or ready for sell, let me know)
  3. Excellent, how many cheques will you accept?
  4. When is the best time for you to show the property to our clients?
  5. Do you have Title Deed?
  6. Is it fully fitted or shell and core (com)???
  7. Do you have office completion certificate (if fitted) (com)???
  8. How much your power load in office (com)???
  9. What is the total area (com)???
  10. How long grace period (com)???
  11. Who is developer of the tower?
  12. Take all possible details +/- of apt, tower, what is the service charge yearly fee, rental fee if tenanted (location, nearest metro, restaurants, supermarkets, groceries).
  13. Meet the security in tower or community – introduce yourself and exchange the contacts. Give some money gift for memory.
  14. Kick back for security upon successful transaction.
