MEDORA PLANNING AND ZONING COMMISSION

Meeting was called to order at 6:00p.m. by President Kinley Slauter. Present were Jim Bridger, Michael Beaudoin, Ben Brannum, and Pete Hegge. Minutes from the April 19meeting were reviewed. Brannummade the motion to approve the April 19 minutes. Second by Beaudoin. Motion passed unanimously.

Application No. 16-22, a proposal by Warren Just at 675 2nd Street South, to replace the deck by back door, was reviewed. It will be the same size as the existing deck and it will be the same materials as the front deck that was replaced last year. Brannummade the motion to approve Application 16-22as presented. Second byHegge. Motion passed unanimously.

Application No. 16-23, a proposal by Billings County School District to replace the roof on DeMores School,was reviewed. The color will be the same as the existing roof. Bids for the project were just awarded and the project should be completed before school starts in the fall. Brannummade the motion to approve Application 16-23as presented. Second by Bridger . Motion passed unanimously.

Application No. 16-24, a proposal by Edward Jones for a bouncy castle behind the Schafer Center on June 16 in conjunction with their company picnic, was reviewed. Beaudoin made the motion to approve Application16-24 as presented. Second by Brannum. Motion passed unanimously.

Application No. 16-25, a proposal for signage by Michael T. Wright Custom Saddles/Western Art at 338 Pacific Ave. Store #2, was reviewed. Wright clarified the 40-watt bulb on the application is just to illuminate the sign. The colors proposed for the sign are red, black, and tan. Kinley stated they must stay within the ordinance regarding sign colors on the completed sign. Window signage would require another application. Bridger made the motion to approve Application 16-25. Second by Hegge. Motion passed unanimously.

Application No. 16-26, a proposal by TRMF at 340 Third Street to add a new sign at Maltese Burgers, was reviewed. There is one existing sign which is a suspended sign. The proposed sign would be mounted to the NE side of the building. Bridger made the motion to approve No. 16-26 as presented. Second by Brannum. Motion passed unanimously.

Application No. 16-27, a proposal by TRMF at 280 Third Ave. to change signage at The Chuckwagon, was reviewed. The new signage would reflect the Brunch & BBQ and the Gospel Brunch which will be held there this summer. Brannum made the motion to approve No. 16-27 as presented. Second by Bridger. Motion passed unanimously.

Slauter moved Application No. 16-28 to the bottom of the agenda.

Application No. 16-29, a proposal for signage by Jodi Schweitzer from Hatlee & Brae at 370 Pacific Ave. Store #3, was reviewed. The proposal would change the large sign above the store front. It was the consensus of the Board that the font presented was acceptable and vinyl letters could be used, but the sign cannot be vinyl. The color of the letters would be the same as what is currently on the sign. Brannum made the motion to approve No. 16-29. Second by Beaudoin. Motion passed unanimously.

Application No. 16-30 was withdrawn by the applicant.

Application No. 16-31, a proposal by Jennifer Morlock from Dakota Cyclery at 365 Main Street to move in a shed, was reviewed. The shed does need to be painted and Morlock was open to color recommendations. Slauter recommended a dark brown paint color. There was discussion regarding the 5’ setback requirements. Brannum made the motion to approve 16-31 with brown paint and a variance to allow the setback to be less than 5’ since it is a movable shed. Second by Hegge. Motion passed unanimously.

Application No. 16-28, a proposal by Little Missouri Restaurant at 440 Third Street to change the color of the signage from yellow to white on the front of the building, was reviewed. Bridger also submitted a photo of how he would like to reconfigure the location of the letters. Brannum made the motion to approve No. 16-28 allowing for left or center placement of “Little Missouri Saloon & Dining”. Second by Hegge. Beaudoin, aye; Brannum, aye; Hegge, aye. Bridger abstained from voting. Motion passed.

Under Misc. Business, Bridger presented an update on approved application 15-24. Bridger’s insurance company recommends using a stronger metal or double beam wood railing on the top deck. Bridger presented photos of both options, but prefers the option with black rod iron spindles. Beaudoin made the motion to approve the addition of rod iron spindles on the upper deck level of application 15-24. Second by Hegge. Beaudoin, aye; Brannum, aye; Hegge, aye. Bridger abstained from voting. Motion passed.

There being no other business, Brannummoved to adjourn. Without objection meeting adjourned at 7:00 p.m.
