Allarrangementsmadebetweentheowners (David and Jan Morgan) andtheirguestsaresubjecttothefollowing Terms and Conditions:

1. BOOKING: Asowners, we offerourFlorida villa‘Lakeside Dream’ on Windward Cay forrentalandwillindicateifitisavailablefor the dates you as the guests have requested. However,asweare sureyouwillunderstandwecanonlyconfirmabookinguponreceiptofa 20% depositand the completedbookingform signed and dated by the lead guest. The ‘contract’ between us as owners, and you as guests, willonly exist fromthe timeeither Jan or I signyourbooking form and return it to you in pdf format by email.Depositsarenotrefundable.Any accommodationbookingisonlyforthe useof theguestsnamedandnumberedonthebookingformandany subletting,sharing,overoccupationorassignmentis strictly prohibited. Ifforany reason wehavetocancelyourbooking of ‘Lakeside Dream’,wewillmakeeveryefforttoofferyouasuitablealternative,whichmay inrareinstancesincuranincreased bookingfeepayablebyyou. Ifyourejectthis alternative arrangement, wewillatyourrequestandinfullandfinalsettlement,refundallamountspaidtodate. Any complaintsregardingthecondition of the villa on arrival mustbe madetoourmanagement company‘Sunray Vacations’ within24hoursand, if deemed necessary, by email to us at: servetheright toprovidealternativeaccommodationofanequivalentstandard,infullandfinalsettlement,shouldthisprove necessary dueto any unforeseencircumstances. Petsarenever allowed at ‘Lakeside Dream’.

2. PAYMENTBALANCE:Any outstandingbalanceplus the £200 security deposit isdueforpayment8weeksbeforeyourdate ofarrival at ‘Lakeside Dream’.Itistheresponsibility ofthelead guesttoensure thatthefinalpaymentismade by the due date. Ifpaymentis not madeontime,wereserve the righttocancelthebooking andretainthedepositwithoutany prior notice.

3. LATEBOOKINGS:Forbookingsmade within8weeksofthe arrival date at ‘Lakeside Dream’,the lead guest must pay the amount for the booking in full plus the £200 security deposit, and complete/sign thebookingform immediately. Jan or I will then sign thebooking form and return it to the lead guest by email in pdf format.Thesamebooking conditions apply.

4. INSURANCE: AllguestsareresponsibleforensuringthattheyhaveadequateTravelInsuranceanda24-houremergencytelephone number. Theuseoftheaccommodationandamenitiesat ‘Lakeside Dream’ areofferedontheconditionthatthey areusedentirely attheguest(s)ownrisk. We cannotacceptresponsibilityforaccidents,injuries,illness,deathorlossordamagetoguest(s)propertyorbelongings,including motor vehicles, however caused.

5. SECURITY: Allbaggage,moneyandpersonalpossessionsremainatalltimesandinallcircumstancesattheowner’s(theguest’s)risk.Suitableinsurancecover should bepurchasedtoprotectanyitemsof value.

6. DISRUPTION: Weregretthatwearenotliableforanydisruptionof,delayto,orcancellationofyourholidayduetoany of the following: hostilities,threatof hostilities,riots,civilcommotion,terroristactivities,politicalunrest,industrialunrest/strikes,naturaldisasters,closureofairports,change ofairlineschedules,adverseweatherconditions,unavoidablecircumstancesattheaccommodationaddressresultinginushavingtochange your accommodationatshort notice,or anyother circumstancesbeyondourcontrol.

7. SERVICES: Wedo notaccept responsibilityfor:

- anyinconvenience caused by disturbanceofanykind and at anytimefrom neighbouringproperty,land,tenants/guestsoranimals;

- thefailureoflocalservicesforanylengthoftime,suchaselectricity,water supply,electricorgasequipment;

- theunavailabilityofanygeneralamenitiesincludingtelevision(digitalorsatellite);

- the unavailability of the swimming pool if it has to be drainedandre-filledfor any reason,orcloseddue to health and/or safety concerns;

- roadworksorconditionofthe roads on the Windward Cay development;

- injury to a guest or damagethatmaybe as aresultof usingany electrical items, such asthewashingmachine,dishwasher,iron,televisions radio/cassette,kettle,coffeemaker etc, whichisentirelyatthediscretion of theuser.

8. SMOKING: Smoking is strictly prohibitedinsidethe villa. Any damagefrom cigaretteburnswillbechargedatfullreplacementcost.

9. POOL: The lead guestis responsible for ensuring that no children under the age of 5 or non-swimmers are in their party. All adult guests areaskedto notethatchildren are notallowedtousethepool at any time withoutadultsupervision Furthermore, wearenotliableforanyinjuryhowsoevercausedresultingfromtheusebyguests or their visitorsoftheswimmingpool.

10. POOLHEATING: Anypoolheatingrequirements shouldbeindicatedatthe timeof originalbooking. However, if the weather is unseasonably cold, you may ask the management company to switch the pool heating on and settle the account locally at a cost of $18 per day.Please note that it usually takes at least 24 hours for the heating to become effective and the pool must be covered at night to avoid unnecessary temperature loss.

11. DAMAGE: The security deposit of £200 will be used to pay for any damage to the villa as any damages/breakages are the legalresponsibility of the guests. We retain the right to charge for damages/breakages if not replaced or paid for at the time ofoccupancy. The guest is responsible for the villa and is expected to take all reasonable care of it. The villa must be left clean and tidy at the end of the rental period, and this includes all equipment, utensils etc. Please ensure that any damage is reported to the management companyas soon as it occurs so that it can be rectified before the next guests arrive. We will refund the security depositonce the villa has been checked by the management company less any charges levied for things such as excess cleaningcosts, replacements and repairs for damage (usually within 3 working days of your return date).

12. ARRIVAL / DEPARTURE: Guestsmust notarrivebefore17.00hours on their arrival date,andondepartureguestsagreetodeparttheaccommodationatorbefore11.00 hours, unless otherwiseagreed with us in advance.

13. CANCELLATION: Cancellationofyourbookingmay bemadeatany timeprovidingthatitisdoneby thelead guest or the personwhosignedthe booking formandiscommunicatedtousinwritingby recordeddelivery. Inthisevent,thefollowing percentagesoftheentirecostofthebookingwill becharged:

- Morethan 90 days priordeparture: Depositonly

- Morethan 60 days priordeparture: 50%

- Less than 60 days priordeparture: 100%

14. COMPLAINTS: Wefullyexpectyouwillbevery happywiththe accommodationandamenitiesprovided at ‘Lakeside Dream’. However,ifyoufeelyouhaveany reason tocomplainyoumustcontactourlocalagentimmediatelyand, if deemed necessary, phone/email us on: thatwe can assist with solving theproblem. Wewillnotbe responsibleforanymatter that is notbroughttoourattentionduringyourstay at ‘Lakeside Dream’. Iftheproblemisnotresolvedlocally to your satisfaction,thenyoumust putyour complaintinwriting to us within7 daysofyour returndate.

15. All guests must adhere to the rulesof the villa at all times.

16. Itisthelead guest’sresponsibilityto retainacopyof theseTerms andConditions.
