Plumbing and drainage fees 2015-16

This factsheet will assist you to determine which Brisbane City Council plumbing and drainage fees will apply to your application.

Fees listed include GST, where applicable. For staged developments, each development stage is classed as a separate plumbing application for fee purposes.

These fees apply to plumbing and drainage applications, requests for compliance assessment and matters under the Sustainable Planning Act 2009 (SPA), Plumbing and Drainage Act 2002 and the Standard Plumbing and Drainage Regulations 2003.

Getting started

If you need help preparing your application, or are unsure whether your proposal will meet the requirements of the relevant legislation, you can discuss your application with officers from Council’s Plumbing Services Group by calling Council on (07) 3403 8888. You can also visit and search for ‘plumbing and drainage’.

For business enquiries on what to include in your application, which application fees to pay and how the assessment process works, call Council’s business hotline 133 BNE (133 263). It is available 24 hours a day, seven days a week.

Plumbing and drainage fees

You will need to pay a fee when lodging a plumbing and drainage application. This includes applications for compliance assessment, inspections and concurrence agency requests. Fees for compliance assessment of hydraulic plans are calculated according to the number of plumbing fixtures and/or the amount of pipework in your project.

Inspection fees

For single detached dwellings, the inspection fee is paid with the assessment fee when the application is lodged. Where Council is assessing hydraulic plans, the inspection fee is calculated according to the number of plumbing fixtures and/or amount of pipework in your project and payable prior to the first inspection. These fees cover all inspections required during construction except where an inspection fails or work is not ready at the time of the inspection. In these circumstances, a re-inspection fee is applicable.

PlumbSMART

Council’s PlumbSMART process streamlines the approval of domestic class 1 plumbing applications. New domestic dwellings located on individual lots which have their own direct connections to Queensland Urban Utilities’ sewer and water supply networks are eligible to use this process. PlumbSMART cannot be used for properties that are connected by combined sanitary drains, community title schemes or have an onsite wastewater treatment system.

For more information about PlumbSMART, visit and search for ‘PlumbSMART’, or call Council on (07) 3403 8888.

Council recommends all plumbing applications be submitted online as it is the fastest and easiest way to submit your application.
