Also: / Melissa will call MSA and schedule a survey to be done on the Common properties.
Les and Melissa are still searching for a VA company to schedule a Reserve Study to be done on the Commons, to be done after the survey.
Sue Telfer could not be present at this meeting to present her findings on the phragmites problem and resolution. Melissa will consult with her soon.
There was discussion about findings/banking issues of where monies have been spent & or mismanaged and whether or not to follow through with any recourse. No resolution was defined.
Dennis Shanahan has assessed and will fix immediate
dangers/problems on the boardwalk and has turned in a list of materials needed. OBS came in at a lower cost than Northampton Lumber. It will be delivered on Monday 7/13 and Dennis will do the work and return a statement for his work.
Greg and Melissa will meet at the pool area and get a count of how many deck chairs and chaise loungers we need to purchase. Greg has catalogs for commercial pricing that we’ll look at and price out. Hopefully, we can proceed with replacing some seating by the pool as it is much needed. Changing signs and pool closing time will be discussed at a later date.
Sue Telfer is keeping track of how much chemicals and the cost of such is for their pool so we can compare the size with the Common pool and assess how much we’ll need to buy for next season. That way we can buy them directly online so as not to pay the high mark up of the pool companies.
Melissa will call John Wescoat about pricing some juniper and/or conifer trees to be planted on the property lines of both sides of the Common Area to give privacy to both landowners and to people using the facilities. All board members agreed that this is a good idea for all involved.
All members will be on the lookout for a heavy, large drum or barrel to locate on the beach as a place to dispose of washed up debris. Heavy duty contractor bags will be used to line it for disposal.
All members agreed that we should start assessing a penalty or interest charge on any late dues payments starting with 2010. Melissa will look into this with attorney. (discussion about changing attorneys; MR will speak to Nick Klein about hiring him)
Peaceful Ponds I has changed the structure and covenant of their association because of bulkhead concerns. Due to these changes, it was agreed that it made more sense for Peaceful Ponds I property owners to send dues directly to Peaceful Lakes POA instead of to Lance Williams, as they’ve done in the past, with the exception of waterfront property owners.
