- We willdisburse rental incomeassoonasthetenant'smoneyclearsourbank.Typically between the 7th and 12th. Rentisconsideredlateon the6th.Anylatefeescollected,willbelongtothelandlord.AnyNSFfees(returnedcheckfees)willremainwith Century 21 Family Realty Property Management.Late fees,whichareestablishedbytheNorthCarolinaRealEstateCommission,are$15or5%oftherent,whicheverisgreater,butnottoexceedthegreateramount. It takes up to 72 business hours for payments to electronically post to your account. You have an option of electronic payment or mailing of paper check. If you would like electronic payment please provide a voided check.
- Weaskthatyoumaintainasafeandhabitablepropertyfortenants.Any items intheproperty areexpectedto functionproperlyfortheuseofthetenant.Yard care, pool upkeep if applicable and utilities when unit is not occupied is the financial responsibility of the home owner
- You will be notified of any necessary repairs. If we are unable to reach you anyrepairsunder$100willbecompletedwithoutapprovalanddeductedfromthefirstavailablerent.Anyamountover$100willrequireyourapproval unless on the emergency list.

- For home repairs we utilize Home Restorations, EasternCarolina(heating and air), Aldine Cromer (plumbing), Humberto Tolentino (yard care)and Mary’s cleaning service unless otherwise requested by you or a home warranty is in place.Ifyouhave specific contractors you would prefer us to utilize,pleaseprovidewrittennoticeandthecompany'scontactinformationforyourfile.
- Wewillasktenantstochangesmokedetectorbatteries as needed,changeairfilters every 30 days,andrepair/payforanydamagestothepropertybeyondnormalwearandtear.Theywillalsoberesponsiblefora professionalcarpetandhousecleaninguponmoveouttoreceivetheirsecuritydepositback in full.
- All security deposits are held in a trust account with First Citizens Bank of Hope Mills.
- TheTenant(s)shallnotmakeanychangestothepropertywithoutpriorwrittenapprovaltoinclude:painting,marking, drivingnailsorscrewsinto,ordefacingthewalls,ceilingsorfloorsinanyway.Anysuchneedsmustbeapprovedbythelandlordinwritingpriortoanyalterationsbeing done.
- LandlordagreestoprovideCentury 21 Family Realty Property Managementwiththreehousekeys, alarm codesandAutomaticGarageDoor Opener and codes if an AGDO is installed.
- In addition to normal fees there will be a $150 charge to owners for the eviction of your tenant.
