Shepherds Glen Homeowners Association meeting was called to order at 10:12 AM.

Past Business:

The previous meetings minutes were reviewed and accepted by the residents present.

It was identified that the nominated committee had worked for nine (9) months to find replacements to fulfill the positions of President and Vice-President. Craig Lemp and Frank New have accepted the positions of President and Vice-President respectively.

Financial Report:

The beautification expenses incurred were minimal. Due to the widening of Ridge Road the lawn maintenance expenses incurred have been due to the lawn maintenance workers removing the weeds.

Two (2) twenty foot (20’) parcels fronting Ridge Road were sold by Johnny Jones, (developer of the Shepherds Glen Subdivision), to TXDOT. A remaining ten foot (10’) wide common area will separate Shepherds Way and Ridge Road after completion of the current road. The two parcels were identified on the Shepherds Glen Plat in the event Ridge Road was to be widened. The sale created a dispute between the HOA and Johnny Jones. However the two parcels were never transferred to the HOA. The HOA is not pursuing any further actions.

Architecture Report:

Please note the City of Heath permitting process requires an affidavit of Approval from the HOA prior to approval of the issuance of a permit. When replacing an existing roof, thematerials need to be rated for at least 40 years, with a 50 year rating being the norm.

New Business:

Mowing expenses will be charged on a per mow basis; proper fronting Ridge Rd. ($125) and cul-de-sac ($50), and will be mowed as needed rather than a specific recurring timeframes.

Ridge Road (FM740) Road Improvement Update:

Prior to delays created by the near record of consecutive 100⁰ days, the southbound lane improvements were schedules to be completed by 12/31/11. The northbound lane improvements were planned to be 9/30/12.

After completion of the road improvements, both Shepherds Glen entrances will continue to have full access to both the northbound and southbound lanes to Ridge Rd. Other subdivisions which have multiple subdivisionentrances may see one of the entrances no longer having the ability to access the northbound lanes, leaving access into and out of the subdivision only when traveling southbound. This is intended to increase the traffic flow by limiting the number of opportunities to cross over Ridge Rd.

Part of the road improvements also call for sidewalks will also be installed along Ridge Rd.
