Development Sites
This is a list of sites that possibly could be developed over the life of the Neighbourhood Plan. It is not a list of places that we think should be developed or a judgement on whether development would be good or bad. We will need to look at these sites and decide whether we want to put some constraints around any development, considering in each case whether there is existing protection from listing or Conservation Area and whether we need to add more detail.
The list includesa numberof blocks of flats, as many seem susceptible to development, especially the council housing. We might be able to divide the flats into groups and set out principles in respect of the entire group. For example, in respect of the nice blocks like those in Croftdown Road, we might want to say that development involving substantial demolition or addition would be resisted, while refurbishment would be encouraged. Other blocks of tired 1950s or 60s flats we might just say that any replacement needs to be proportionate in size to neighbouring buildings and integrate well with the existing streetscape.
We have not included single houses unless the house is particularly small for its lot, in which case they seem more likely to be developed. Similarly, we have not generally included gardens unless they seem particularly attractive for development as a result of size or location. We might want to identify some of these infill sites that seem particularly prone to development and put in photos with an indication of the acceptable scale of development (as has been done in the Kentish Town Neighbourhood Plan).
