II. Property Owners or Homeowners Association representatives must conduct a visual inspection of the required fire protection components listed below.
Conduct a visual inspection of all sprinklers for the following:
- Visual inspection of all sprinklers from the floor level annually.
- Are there any leaking sprinklers?
- Are sprinklers free of corrosion (Rust or scaling)?
- Are sprinklers physically damaged (deflectors bent, escutcheon missing)?
- Is there a loss of fluid in the glass bulb heat-responsive element of any sprinklers?
- Are there any loaded sprinklers (grease, lint or dust built up)?
- Are there any painted sprinklers (unless by the sprinkler manufacturer)?
- Are sprinklers installed in the correct orientation (upright, pendant, or sidewall)?
- Inspect all fire alarm equipment for building modifications, occupancy changes, changes in environmental conditions, device location, physical obstructions, device orientation, physical damage, and degree of cleanliness.
- No changes that affect equipment performance for fire alarm?
- Do smoke alarms function properly when tested?
- Are smoke alarm batteries less than one (1) year old?
- Are smoke alarms free of excessive dust or lint build up and are not removed or covered with plastic?
- Is there gas- or liquid-fueled equipment inside the living space? (Mopeds, heaters or cooking devices, etc.)
- Are there any Liquid Propane tank(s) stored or used inside the living space?
- Are there any penetrations in draft-stopping and fire-stopping fire-resistance ratings? (Attic, between tenant spaces)
- Are fire extinguishers inside dwellings serviced and tagged by an authorized company within the last 12 months?
